Project Description:
I propose to construct a single-family manufactured home measuring approximately 23'-8"
by 50' (1,176 sq. ft.) on the existing residential parcel. The subject property is approximately
3,922 square feet and is located within the Residential-8 (R-8) zoning designation.
The parcel is currently vacant and is classified as a through-lot, fronting both SW 4th Place
and SW Sunset Boulevard. The lot has a shallow depth and limited buildable area, and City
mapping indicates the presence of a regulated slope along the western portion of the site,
which further constrains development.
The proposed residence will include typical residential features such as living space,
kitchen, bedrooms, and bathrooms. The site will provide oƯ-street parking for two vehicles,
with access from SW 4th Place.
Due to the small lot size, shallow depth, through-lot configuration, and slope constraints,
setback variances are requested to allow reasonable development of the property with a
modest single-family residence.
