The subject property is approximately 3,922 square feet and is located within the Residential-8 (R-8) zoning designation. The parcel is currently vacant and is classified as a through-lot, fronting both SW 4th Place and SW Sunset Boulevard. The lot has a shallow depth and limited buildable area, and City mapping indicates the presence of a regulated slope along the western portion of the site, which further constrains development. The proposed residence will include typical residential features such as living space, kitchen, bedrooms, and bathrooms.
