HomeMy WebLinkAboutC_One_Year_Extension_Letter_260512 May 12, 2026 Briana Cannon, PE Encompass Engineering & Surveying 165 NE Juniper St, Ste 201 Issaquah, WA 98027 SUBJECT: Request for One-Year Extension for VEK on Aberdeen Townhomes Plat (LUA19- 000280, PP, SA-A, ECF, MOD, MOD, MOD) Dear Ms. Cannon: This office has reviewed your April 15, 2026 request for a one-year extension of the approved land use decision for the VEK on Aberdeen Townhomes Plat project (File No. LUA19-000280) located at 957 Aberdeen Ave NE (APN 3119900066).The project was originally approved on May 22, 2021, and was scheduled to expire on May 22, 2026. Pursuant to RMC 4-7-080L, a single one-year extension may be granted if a written request is filed at least thirty (30) days prior to the expiration date. Based on our review, your request satisfies all requirements of the Renton Municipal Code and qualifies for a one-time (1-time), one-year (1-year) extension. The extension request was submitted at least thirty (30) days prior to expiration and approval is based on timely filing and evidence of continued progress toward project completion, as evidenced by the following permit activity: • Civil Construction Permit (C25001302): Approved on March 26, 2026. • Demolition Permit (B26001464): Issued on April 8, 2026. • Critical Areas Exemption Permit (LUA25-000245): Approved on August 5, 2025. • Building Permits (B26000197 & B26000199): Submitted for review on January 14, 2026. Therefore, your request for a one-year short plat extension is hereby approved. The one-year extension is measured from the existing expiration date. All work necessary to maintain the validity of the approval must be completed by the new expiration date of May 22, 2027. Briana Cannon, Encompass Engineering & Surveying Page 2 of 2 May 12, 2026 Please note that all construction must be completed (or deferred) and the final plat must be recorded in accordance with City Code, prior to the last day of the extension period. Under RMC 4-7-080L.3, an additional one-year extension may be granted by the Hearing Examiner only under “unusual circumstances” that make it unduly burdensome to file the final plat. To apply for a further extension: 1) A written request must be filed with the Hearing Examiner and the Administrator; 2) The request must be submitted at least thirty (30) days prior to the new expiration date; and 3) Documentation must be provided justifying the need based on the criteria above.
