SUBJECT: "On Hold" Notice

Dear Mr. Imran,
The Planning Division of the City of Renton accepted the above master application for review on April 23, 2026.
Upon review of the application, staff has determined that additional information is necessary in order to proceed
further.
The following information will need to be addressed and resubmitted before August 13, 2026 in order to continue
the review of the above subject application:
1. The submitted title report, dated December 31, 2024, is no longer current and lacks the necessary links
or copies of the encumbrances of record. Please provide an updated title report issued within the last
nine (9) months that includes all supporting encumbrance documentation.
2. Provide a revised short plat map that clearly identifies all existing and proposed property lines, adjacent
streets, and easements. The plan must include all applicable dimensions, such as lot areas, widths,
distances, and setbacks.
3. Under the proposed configuration, Lot 1 will be considered a corner lot. According to the Table of
Development Standards for Residential Low Density and Medium Density Zones – Primary Structures
(Renton Municipal Code (RMC) 4-2-110A), the minimum secondary front setback is 15 feet (15’). Sheet
C04, Grading Plan, shows the existing home on Lot 1 set back from Tract A by approximately 10 feet (10’),
which is out of compliance. To resolve this discrepancy, either the home must be revised to provide a 15-
foot (15’) setback, or a Modification request must be submitted to allow the house to encroach into the
required setback. The request must address the approval criteria outlined in RMC 4-2-120C.16. The
request will be evaluated as part of the review, though approval is not guaranteed.
4. The City’s landscape regulations (Renton Municipal Code (RMC) 4-4-070) requires a 10-foot (10’)
landscape strip along all public street frontages. The site plan does not show a 10-foot-wide landscape

strip. Either the proposal must be redesigned showing a 10-foot-wide landscape strip along NE 1st St or a
Variance must be submitted and approved pursuant to RMC 4-9-250B5.
At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum
time for resubmittal shall be within ninety (90) days of this notice. Please contact me at (425) 430-7288 if you
