SUBJECT: Request for Extension Sandhu Short Plat (LUA21-000143, SHPL-A, MOD)
Dear Mr. Sandhu:
This office has reviewed your May 12, 2026 request to extend the approval of the Sandu Short Plat (File No. LUA21-000143) for a period of one year. The preliminary short plat was originally
approved on July 14, 2021, for a five-year period, and all conditions of that preliminary decision have been met.
Pursuant to Renton Municipal Code (RMC) 4-7-070M, the original approving body may grant a single, one-year extension if the applicant submits a written request at least thirty (30)
days prior to expiration of the preliminary approval. The approval is contingent on the Administrator finding that the applicant has obtained a construction permit and has made sustained
progress toward the final construction, engineering, and surveying necessary to record the final plat. A civil construction permit was not required for the subject project because the
proposed development did not include frontage improvements or other public infrastructure improvements. Therefore, the construction permit criterion does not apply, and sustained progress
toward final surveying and recording requirements would be considered in its place.
Your request meets the requirements of the RMC and qualifies for a one-time, one-year extension. The request was submitted more than thirty (30) days prior to expiration, and you have
demonstrated sustained progress toward completion of the surveying, engineering, and other work necessary to record the final short plat. Because no civil construction permit was required,
the project has proceeded directly toward final plat preparation and recording. Therefore, your one-year extension request is hereby approved.
The one-year extension shall be measured from the expiration date of the original preliminary short plat approval (July 14, 2021). Please note that the final plat must be recorded in
accordance with City Code prior to the last day of the extension period (July 14, 2027). Under municipal code, no additional extensions can be granted.
