HomeMy WebLinkAboutC_Bo De Temple_Extension Letter_260615 June 15, 2026 Oscar Gestoso 22420 127th Ave SE Kent, WA 98031 SUBJECT: Request for Extension of Land Use Application’s Period of Validity Bo De Temple / LUA25-000326, CU-H Dear Mr. Gestoso: This office has reviewed your April 27, 2026 request to extend the Conditional Use Permit (File No. LUA25-000326, CU-H) for Bo De Temple, located at 11410 SE Petrovitsky Rd, Renton, WA 98055 (APN 2923059025), which is set to expire on July 23, 2026. The Planning Division accepted the master application on September 26, 2025 and deemed it complete on October 2, 2025. Throughout the review process, several revisions and information requests were issued. An on-hold notice was first issued on October 16, 2025 requesting additional planning, engineering, and property services information. The project was taken off hold on December 29, 2025. A second on-hold notice was issued on January 23, 2026 pending additional planning and engineering information. Pursuant to RMC 4-8-100C.6, the City may grant a one-time extension of up to one (1) year when the applicant demonstrates due diligence and reasonable reliance toward project completion. In evaluating due diligence and reasonable reliance, the Administrator considers: a) the date of initial application; b) the time available to submit required studies; c) availability of necessary information; d) the potential to provide required information within one (1) year; e) the applicant’s rationale for delay; and f) the applicant’s ability to show reliance with an expectation that the application would not expire. We understand your need for additional time to prepare the outstanding materials necessary to proceed, including new reports or updates to the following: landscape plan, site plan, tree retention and credit worksheet, illumination plan, wetland report, and drainage report. Given that the project has been on hold for approximately 140 days and considering the seriousness of the unpermitted vegetation removal and substantial clearing, grading, and fill on the site, your one- Bo De Temple Extension Approval Page 2 of 2 June 15, 2026 year conditional use permit extension request is hereby denied. However, the amount and complexity of information identified in the January 23, 2026 on-hold letter is significant enough to warrant a three-month extension. Therefore, a three-month extension is approved and will take effect on July 23, 2026, the date the permit is set to expire. Please note that only one (1) such extension may be granted. If the required documents outlined in the January 23, 2026 on-hold letter are not submitted to the City for review by October 23, 2026, the land use application will expire and cannot be extended further.
