BE COMPLETED AND OPEN TO TRAFFIC PR/OR TO TEMPORARY OCCUPANCY OF THE PHASED PROJECT.
THE ADDITIONAL TRAFFIC STUDY SHALL BE REVIEWED AND APPROVED BY DEVELOPMENT ENGINEERING

2. THE APPLICANT SHALL SUBMIT A DETAILED PHASING PLAN WITH SEQUENCING AND TIMING FOR THE
CONSTRUCTION OF ALL ON -SITE AND OFF -SITE IMPROVEMENTS. THE DETAILED PHASING PLAN SHALL BE
PROVIDED TO AND APPROVED BY THE CURRENT PLANNING PROJECT MANAGER PR/OR TO CIVIL CONSTRUCT/ON
PERMIT ISSUANCE.

4. THE APPLICANT SHALL DEMONSTRATE COMPL/ANCE WITH THE MIN/MUM FREEWAY FRONTAGE SETBACK
OR RECEIVE A SETBACK VARIANCE APPROVAL TO ENCROACH INTO THE REQUIRED 10-FOOT FREEWAY

5. THE APPLICANT SHALL PROVIDE A DETAILED IRRIGATION PLAN WITH THE CIVIL CONSTRUCTION PERMIT
APPLICATION. THE DETAILED IRRIGATION PLAN SHALL BE PROVIDED TO AND APPROVED BY THE CURRENT
PLANNING PROJECT MANAGER PR/OR TO BUILDING PERMIT ISSUANCE.
6. THE APPLICANT SHALL SUBMIT A REVISED TREE RETENTION AND REPLACEMENT PLAN THAT
DEMONSTRATES COMPLIANCE WITH THE MIN/MUM TREE RETENTION REQUIREMENTS OF THE CODE BY RETAINING
A MIN/MUM OF THIRTY PERCENT (309) OF ALL SIGNIFICANT TREES ON SITE. AL TERNATIVEL Y, THE APPLICANT
MA Y INCLUDE A MIN/MUM OF THREE (3) NEW SUPPLEMENTAL REPLACEMENT TREES W/TH A MIN/MUM SIZE OF
AT LEAST FOUR -INCH (4) CALIPER /N A REVISED LANDSCAPE REPLACEMENT PLAN AS ADEQUATE
REPLACEMENT VALUE TO THE S/GN/F/CANT TREES THAT COULD BE RETAINED AT THE SOUTHEAST CORNER OF
THE PROPERTY. A FINAL DETAILED LANDSCAPE PLAN WOULD BE REQUIRED TO BE SUBMITTED AND APPROVED
PR/OR TO ISSUANCE OF A ClWt CONSTRUCTION PERMIT.
7. PR/OR TO ISSUANCE OF A C1WL CONSTRUCTION PERMIT THE APPLICANT SUBMIT A COMPLETED TREE
RETENTION AND CREDIT WORKSHEET THAT DEMONSTRATES COMPLIANCE OR EXCEEDS THE MIN/MUM TREE
CREDIT REQUIREMENTS OF THE CODE.
8. THE APPLICANT SHALL SUBMIT UTILITY AND LANDSCAPE PLANS THAT INCLUDE CROSS-SECTION
DETAILS IDENTIFYING THE LOCATION AND SCREENING PROVIDED FOR ALL SURFACE AND ROOF TOP
UTILITY/MECHAN/CAL EQUIPMENT AND IDENTIFY HOW THEY WOULD BE SCREENED FROM PUBLIC VIEW. THE
APPLICANT SHALL WORK WITH FRANCHISE UTILITIES TO ENSURE, AS PRACTICAL, UTILITY BOXES ARE LOCATED
OUT OF PUBLIC RIGHT-OF-WAY VIEW, ACTIVE COMMON OPEN SPACES, AND THEY SHALL NOT DISPLACE
REQUIRED LANDSCAPING AREAS. IN ADDITION, NO UTILITY BOXES SHALL BE LOCATED AT THE ENTRANCES OF
THE SITE BETWEEN THE BUILDINGS AND THE PUBLIC STREET. THE SPEC/AL UTILITY AND LANDSCAPE PLAN
SET SHALL BE PROVIDED TO,, AND APPROVED BY, THE CURRENT PLANNING PROJECT MANAGER PR/OR TO

10. THE APPLICANT SHALL DEMONSTRATE COMPLIANCE WITH THE MIN/MUM AND MAX/MUM ONSITE PARKING
STALL COUNT FOR EACH PHASE OF THE DEVELOPMENT OR REQUEST AN ADMINISTRATIVE PARKING
MOD/F/CATION TO REDUCE THE OVERALL VEHICLE PARKING PR/OR TO C/V/L CONSTRUCTION PERMIT ISSUANCE.
11. THE APPLICANT SHALL PROVIDE DEMONSTRATE COMPLIANCE WITH THE MIN/MUM STANDARD AND
ACCESS/BLE PARKING SPACE GENERAL REQUIREMENTS ALONG THE PRIMARY ACCESS INTER/OR ROADWAY THAT
CONNECTS TO N 43RD ST. THE FINAL DETAILED SITE PLAN SHALL BE REVIEWED AND APPROVED BY THE
CURRENT PLANNING PROJECT MANAGER PR/OR TO CIVIL CONSTRUCTION PERMIT APPROVAL.
12. THE APPLICANT SHALL PROVIDE BICYCLE PARKING FOR UP TO 195 SPACES (PHASE 1 - 65 SPACES,
PHASE 2 - 54 SPACES, = AND PHASE 3 - 76 SPACES) AND INDICATE COMPLIANCE W/TH BICYCLE PARKING
STANDARDS ON THE FLOOR PLANS SUBMITTED WITH THE BUILDING PERMIT APPLICATION BICYCLE PARKING
DETAILS SHALL BE REVIEWED AND APPROVED BY THE CURRENT PLANNING PROJECT MANAGER PR/OR TO
BUILDING PERM/T ISSUANCE.
13. THE APPLICANT SHALL SUBMIT A DETAIL FENCING PLAN W/TH THE CIVIL CONSTRUCTION PERMIT
APPL/CAT/ON THAT PROVIDES MA TER/AL DETAILS, HE/GHT, AND LOCAT/ON OF THE FENCING W 171IN THE SITE
THE FENCING SHALL BE CONS/STENT, HIGH -QUALITY, COMMENSURATE TO THE MATERIALS THAT ARE USED
THROUGHOUT THE DEVELOPMENT, AND CONSISTENT W/TH THE SHORELINE FENCING REQUIREMENTS OF THE
CODE. THE FENCING MA TER/AL SHALL BE WOOD, METAL, ORNAMENTAL, OR COMPARABLE MA TER/AL AS

THAT WOULD ENSURE ENHANCED PRIVACY FOR RESIDENTS ALONG THE GROUND FLOOR FOR UNITS THAT ARE
NOT ABUTTING A COURTYARD. THE REVISED ARCHITECTURE SCHEMATIC DES/GN PLANS SHALL BE SUBMITTED
TO,, AND APPROVED BY, THE CURRENT PLANNING PRO✓ECT MANAGER PR/OR TO CONSTRUCT/ON PERMIT
APPROVAL.
15. THE APPLICANT SHALL SUBMIT A DETA/LED ENTRANCE PLAN THAT INCLUDES SPEC/F/CAT/ONS FOR
PEDESTR/AN AMEN/T/ES THA T ADD TO THE PEDESTRIAN EXPERIENCE AND THE HUMAN SCALE INTENDED FOR

FURNITURE AND AMENITIES, INCLUDING, BUT NOT LIMITED TO, BENCHES, GROUP SEATING, REFUSE AND
RECYCLING, PET RELIEF AREAS/DISPOSAL, AND OUTDOOR RECREATION EQUIPMENT. THE DETAIL SHEETS AND
QUANT/T/ES SHALL BE INTEGRATED /N THE DETAILED LANDSCAPE PLAN SUBMITTED W/TH THE CIVIL
CONSTRUCTION PERMIT TO BE REVIEWED AND APPROVED BY THE CURRENT PLANNING PROJECT MANAGER.
22. THE APPLICANT SHALL SUBMIT VER/F/CAT/ON THAT WEATHER PROTECT/ON /S AT LEAST FOUR AND
ONE-HALF FEET (4 ,/) FROM THE BUILDING AND ALONG FIVE PERCENT (759) OF THE NON-RESIDENT/AZ
FACADES FACING THE PUBLIC STREET AND INTER/OR STREETS AND/OR PROVIDE A WRITTEN NARRATIVE OF
HOW THE PROPOSED WEATHER PROTECTION MEETS THE INTENT AND GUIDELINES OF THE PEDESTRIAN
ENV/RONMENT SECTION OF THE URBAN DESIGN REGULATIONS WITH THE BUILDING PERMIT APPLICATION. THE
GRAPHIC VERIFICATION AND/OR WRITTEN NARRATIVE SHALL BE REVIEWED AND APPROVED BY THE CURRENT
PLANNING PROJECT MANAGER PR/OR TO BUILDING PERMIT ISSUANCE.
23. THE APPLICANT SHALL PROVIDE A DURABLE HIGH QUALITY PARKING SECURITY SCREEN OR SIMILAR
THAT IS CONSISTENT WITH MORE TRADITIONAL URBAN DEVELOPMENT WHEN LOCATED ON THE FA�'ADE FACING
A PUBLIC STREET. REVISED ARCHITECTURAL ELEVATIONS AND A MATERIALS BOARD SHALL BE SUBMITTED TO,
AND APPROVED BY, THE CURRENT PLANNING PROJECT MANAGER PR/OR TO BUILDING PERMIT APPROVAL.
24. THE APPLICANT SHALL PROVIDE TEXTURING, REVEALS, OR SIMILAR TO THE EXPOSED CONCRETE WALLS
ON THE GROUND FLOOR. REVISED ARCHITECTURAL ELEVATIONS AND A MATERIALS BOARD SHALL BE
SUBMITTED TO, AND APPROVED BY, THE CURRENT PLANNING PROJECT MANAGER PR/OR TO BUILDING PERMIT
APPROVAL.
25. THE APPLICANT SHALL SUBMIT AN OVERALL SIGN DESIGN PACKAGE FOR REVIEW AND APPROVAL BY
THE CURRENT PLANNING PROJECT MANAGER PR/OR TO THE APPROVAL OF ANY SIGN PERMIT FOR THE
PROJECT.
26. THE APPLICANT SHALL SUBMIT A FINAL LIGHTING PLAN WITH THE BUILDING PERMIT APPLICATIONS THAT
INCLUDES DETAIL SHEETS OF ALL LIGHT FIXTURES AND THEIR SUPPORTS. FIXTURES AND SUPPORTS SHALL
BE PEDESTRIAN SCALED AND CONSISTENT WITH THE DESIGN OF THE SITE AND PROVIDE ADEQUATE
FOOTCANDLE ILLUMINATION /N PEDESTRIAN AREAS. THE DETAILED LIGHTING PLAN SHALL BE REVIEWED AND
APPROVED BY THE CURRENT PLANNING PROJECT MANAGER PR/OR TO PERMIT ISSUANCE.
27. THE SURFACE MA TER/AL FOR ALL PEDESTR/AN WALKING SURFACES SHALL BE ETHER CONCRETE, UNIT
PAVERS, RAISED BOARDWALK, OR SIMILAR MA TER/AL AS APPROVED BY THE CURRENT PLANNING PRO✓ECT
MANAGER.
28. THE APPL/CANT SHALL SUBMIT A REVISED SITE PLAN WITH C/V/L CONSTRUCT/ON PERM/T APPL/CAT/ON

MASS EXCAVAT/ON, INCLUDING ANY UNDERGROUND STORAGE TANKS. COMPLIANCE WITH THE IDENTIFIED
CONSTRUCTION CONTINGENCY PLAN (CCP) SHALL BE REVIEWED AND APPROVED BY THE CURRENT PLANNING
PROJECT MANAGER PRIOR TO CIVIL CONSTRUCTION PERMIT ISSUANCE. IN ADDITION, IF CONTAMINATION /S
IDENTIFIED, THE APPLICANT SHALL FOLLOW MODEL TOX/CS CONTROL ACT (MTCA) REQUIREMENTS TO NOTIFY
ECOLOGY AND TAKE MEASURES TO PROTECT WORKERS AND FUTURE RES/DENTS.
JO THE APPLICANT SHALL ALLOW GATE ACCESS TO MAY CREEK TRAIL PARK DURING ON -SITE RETAIL
BUSINESS HOURS. THE FINAL FENCE DETAIL PLAN SHALL BE PROVIDED TO,, AND APPROVED BY, THE
CURRENT PLANNING PROJECT MANAGER PR/OR TO ISSUANCE OF A C/V/L CONSTRUCTION PERMIT.
31. THE APPLICANT SHALL PROVIDE THREE (3) DESIGNATED AND SIGNED SHORT TERM PUBLIC PARKING
STALLS NEAR THE GATED ACCESS TO THE MAY CREEK TRAIL PARK PROPERTY. THE FINAL PARKING PLAN
SHALL BE PROVIDED TO, AND APPROVED BY, THE CURRENT PLANNING PROJECT MANAGER PR/OR TO
ISSUANCE OF A CIVIL CONSTRUCTION PERMIT.
32. THE APPLICANT SHALL BE REQUIRED TO PROVIDE A SITE -SPECIFIC PUBLIC ACCESS S/GNAGE PACKAGE
WITH THE C/V/L CONSTRUCT/ON PERMIT APPL/CA T/ON. THE PUBLIC ACCESS S/GNAGE PACKAGE SHALL BE
PROV/DEO TO, AND APPROVED BY, THE CURRENT PLANNING PRO✓ECT MANAGER PR/OR TO C/V/L

33. THE APPLICANT SHALL COMPLETE A COVENANT W/TH THE CITY TO DED/CATS LAND REQUIRED FOR
STREET FRONTAGE IMPROVEMENTS ON LAKE WASHINGTON BL VD N TO ENSURE APPLICABLE HALF -STREET
FRONTAGE IMPROVEMENTS (SUCH AS THE ROUNDABOUT, ROADWAY, BIKE LANE, CURB, PLANTING STRIP, AND
SIDEWALK) ARE LOCATED WITHIN THE PUBLIC RIGHT- OF- WAY UPON COMPLETION OF THE PHASED PROJECT. A
