NOTICE OF ZONING RESTRICTION
NOTICE IS HEREBY GIVEN by the CITY OF RENTON, a Washington
municipality, that the following described real property, commonly known as
339 Cedar Avenue South situated in the City of Renton, County of King, State
of Washington, and legally described as
RENTON TOWN OF E 3 FT OF W 1/2 OF 11-12 & E 1/2 OF 11 & S 18
FT OF E 1/2 OF 12 LESS HWY
TAX PARCEL: 723150-0210
is subject to the Development Standards for Single Family Residential Zoning
Designations of the City of Renton (RMC 4-2-110A) that limits the number of
dwelling units per legal lot to one (1). The dwelling structure on the above
referenced real property is a legal non -conforming duplex per (RMC 4-10)
and cannot be constructed as a triplex in accordance with current zoning
regulations.
All permits have expired for the duplex and new plans must be submitted for
review and approval for the new construction. The work must be completed
and all inspections approved before the building can be occupied.
THE OBJECT OF THIS NOTICE IS TO ADVISE ANY AND ALL
PERSONS OF THE LIMITATIONS IMPOSED BY THE CITY OF
RENTON'S DEVELOPMENT STANDARDS FOR SINGLE FAMILY
