ADDENDUM TO LEASE AGREEMENT
(City of Renton to Northwest Seaplanes, Inc.)
THIS ADDENDUM to Lease Agreement LAG #005-91 is effective as of the date
hereinbelow executed by the City of Renton.
RECITALS:
WHEREAS, during negotiation and preparation of Lease Agreement LAG 005-
91, the Lessor and Lessee agreed that, upon the installation of the security fence
generally along a line approximately forty (40) feet east of the existing Airport perimeter
fence, the lease would be amended by adding to the parcel of property subject to this
lease that parcel of property which abutts the premises on the north and lying easterly of
the security fence,and
WHEREAS, the parties further agreed that an area westerly of the security fence
shall be designated by the City of Renton for up to eight (8) spaces for public parking
for users of the seaplane ramp facility, comprised of the wood beaching ramp, the
launching ramp and the floating dock, which area would not be included within the
leasehold, and
WHEREAS, Northwest Seaplanes, Inc., expressed a desire to lease the property
which abutts the north edge of their leased property described in Addendum #01-92
prior to the date of the construction of the security fence, and
WHEREAS, on March 5, 1992, the City of Renton closed the wood seaplane
beaching ramp to further use, and
WHEREAS, on March 9, 1992, the City of Renton approved the lease of
10,256.21 square feet of property to Northwest Seaplanes, Inc., which is that property
which abutts the north edge of Northwest Seaplanes, Inc. property leased by Lease
Agreement 005-92 with Addendum #01-92, and
WHEREAS, the City of Renton continues to desire to retain eight (8) public
parking spaces on the west side of the proposed security fence construction line for users
of the seaplane ramp facility, now comprised of the launching ramp and the floating
dock, and
WHEREAS, Section 4-14-6, Parking Requirements, of the Renton City Code
specifies the length and width of a standard parking stall to be 20 feet and 9 feet
respectively, a total of 180 square feet per stall, and a total of 1,440 square feet for
eight (8) parking stalls

NOW, THEREFORE, IT IS HEREBY AGREED AND COVENANTED BY AND
BETWEEN THE CITY OF RENTON AND NORTHWEST SEAPLANES, INC. AS
FOLLOWS:
WITNESSETH:
I. The Lessor and Lessee do hereby agree that the square footage of the Lessee's
leased premises subject to this lease is increased from 82,729.36 square feet to 92,985.57
square feet, the result of the addition of 10,256.21 square feet of property lying
northerly of the Lessee's premises described in Addendum #01-92 to Lease Agreement
005-91, the new total leased premises area constituting the square footage as described
by the legal description hereto attached and made a part hereof, and that the square
footage of the Lessee's leased premises subject to the payment of rent shall be reduced
from 92,985.57 square feet to 91,545.57 by the subtraction of the 1,440.00 square feet set
aside for public use as parking for users of the seaplane ramp facility.
2. The Lessor and Lessee do hereby agree that the Lessee shall provide access to
the designated public parking stalls over Lessee's leased property and shall maintain the
appearance and cleanliness of the designated public parking stalls at no cost to the
Lessor.
3. The Lessor and Lessee do hereby agree to a rental rate of Two Thousand Two
Hundred Eighty Eight Dollars and Sixty Four cents ($2,288.64) per month, computed at
the annual rate of Thirty Cents ($0.30) per square foot for 91,545.57 square feet, said
rental rate to be effective as the first day of the month following the date of execution
by the City of Renton.
4. The Lessor and Lessee do hereby agree that Northwest Seaplanes shall assume
all lease obligations for the 10,256.21 square foot parcel as of the first day of the month
following the date of execution by the City of Renton.
5. All other terms and conditions of the original Lease Agreement shall remain
in full force and effect.

of Lake Avenue South (formerly Lake Street) with the centerline of Airport Way S.
