Current use of the site and any existing improvements: Residential property, no existing
improvements
Special site features (i.e. wetlands, water bodies, steep slopes): No special features, borders
greenbelt on 2 sides
Statement addressing soil type and drainage conditions: N/A, site is on improved topsoil.
Proposed use of the property and scope of the proposed development: Construct new 18’(plus
2’ overhang) x 28’-4” attached canopy with new 18’ x 28’ deck attached to the house.
For plats indicate the proposed number, net density and range of sizes (net lot area) of the
new lots: N/A
Access: Street access and HOA-managed gravel path runs length of property.
Proposed off-site improvements (i.e. installation of sidewalks, fire hydrants, sewer main, etc.):

Target cost is $70k, currently value engineering to reduce that amount.
