HomeMy WebLinkAboutC_LUA26-000141_On Hold Letter_260702 July 2, 2026 Amani Imran 212 Chelan Ave NE Renton, WA 98059 SUBJECT: "On Hold" Notice Imran Short Plat / LUA26-000141, SHPL-A Dear Mr. Imran, The Planning Division of the City of Renton accepted the above master application for review on April 23, 2026. Upon review of the application, staff has determined that additional information is necessary in order to proceed further. The following information will need to be addressed and resubmitted before September 30, 2026 in order to continue the review of the above subject application: 1. Provide a short plat map that clearly identifies the following: a. Name of the proposed short plat (and space for the future City file number); b. Names and addresses of the engineer, licensed land surveyor, and all property owners; c. Legal description of the property; d. Date, graphic scale, and north arrow oriented to the top of the plan sheet; e. Vicinity map (a reduced version of the “neighborhood detail map” as defined above); f. A drawing of the subject property with all existing and proposed property lines dimensioned; g. Location of the subject site with respect to the nearest street intersections (including intersections opposite the subject property), alleys and other rights-of-way, showing how access will be provided to all lots; Amani Imran Page 2 of 3 July 2, 2026 h. Names, locations, widths and other dimensions of existing and proposed streets, alleys, easements, parks, open spaces and reservations; i. Contours and elevations at minimum five foot (5') vertical intervals to the extent necessary to predict drainage characteristics of the property. Approximate, estimated contour lines shall be extended at least one hundred feet (100') beyond the boundaries of the proposed short plat; j. Location and dimensions of any existing and proposed structures, existing trees on and abutting the site; k. Existing or proposed fencing or retaining walls, freestanding signs, and easements; Location of existing conditions on or adjacent to the site which could hinder development. Include boundaries of utility, open space, and/or critical area(s) tracts, square footage, and purpose statement of each tract. Clearly delineate the critical area and buffer boundaries within the tract and indicate a dimension for buffer width; l. A legend listing the following included on the first sheet of the short plat plan: • Short plat, • Proposed number of lots, • Zoning of the subject site, • Proposed square footage in each lot, and • Percentage of land in streets and open space 2. Under the proposed configuration, Lot 1 will be considered a corner lot. According to the Table of Development Standards for Residential Low Density and Medium Density Zones – Primary Structures (Renton Municipal Code (RMC) 4-2-110A), the minimum secondary front setback is 15 feet (15’). Sheet C08, Site Areas, shows the existing home on Lot 1 set back from Tract A by approximately 10 feet (10’), which is out of compliance. To resolve this discrepancy, either the home must be revised to provide a 15- foot (15’) setback, the home must be removed, or a Modification request must be submitted to allow the house to encroach into the required setback. The request must address the approval criteria outlined in RMC 4-2-120C.16. The request will be evaluated as part of the review, though approval is not guaranteed. At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum time for resubmittal shall be within ninety (90) days of this notice.
