The following briefly describes the application and the necessary Public Approvals. See also https://rb.gy/676rqv PROJECT DESCRIPTION: The applicant is requesting an Administrative Variance from the provisions of the Renton Municipal Code (RMC) regulating front yard setbacks at 666 Stevens Ave NW (APN 4202400011). The property is zoned Residential-8 (R-8) and the Comprehensive Land Use designation is Residential Medium Density (RMD). The current development standards for the Residential-8 (R-8) zone requires a twenty foot (20') front yard setback except when all vehicle access is taken from an alley, then 15 feet (15’). The applicant is proposing to reduce the front yard setbacks from twenty feet (20') to fifteen feet (15') for the benefit of building an addition on the primary residence. The proposal for the addition is approximately fifteen feet (15') away from the front yard property line with additional projections from the roof eaves and overhead weather protection. No trees are proposed for removal. According to the City of Renton (COR) Maps, the project site contains regulated slopes (>15% & <=25%). As part of the application, a Geotechnical Engineering Investigation was submitted.
