Current Use: The current site has several existing buildings, existing parking and limited landscaping which are included in the St. Anthony’s Catholic Church campus. It is assumed that these parcels were initially developed before 1979. There are presumed existing utilities serving the buildings and an existing drainage system which ultimately connects to the City of Renton’s storm drainage system. Special Site Features: There are no presumed critical areas within the Project boundary, nor are there any special site features that exist. Soil Type: According to the USGS Web Soil Survey, the soil mapped onsite is “Urban land”. Proposed Conditions Proposed Use: This project proposes to increase parking count and improve vehicular and pedestrian circulation through three existing parcels directly north of the existing St. Anthony’s church and west of Morris Avenue South. Two existing buildings on these parcels will be demolished and the building in the north-east corner will remain. ~11, 550 SF Asphalt Parking - The current proposed parking layout will provide 29 parking stalls, including 5 compact stalls and 2 accessible parking stalls. The accessible parking stalls will be directly next to the building to remain. Access to this parking lot will only be available within the St. Anthony’s site, reducing turning movements onto the unnamed alley to the north. St. Anthony – Parking Lot Expansion 4/27/2026 Page 2 of 2 ~2,247 SF Landscaping - As required by code, a 10’ landscape strip is proposed between the proposed parking and Morris Avenue South. Interior landscaping will also be provided to meet City of Renton code. ~74 LF Concrete Sidewalk - A sidewalk on the southwest side of the project boundary is proposed to direct pedestrians from the existing church to the proposed parking, rather than through the drive aisle. Flow Control Due to the current existing impervious coverage onsite, it is anticipated that minimal flow control will be needed for these improvements. Proposed Off-Site Improvements This project does not include any off-site improvements within its scope. Estimated Cost/Quantities/Materials/Excavation/Fill/Etc. Official estimated quantities, type of materials and construction costs will be analyzed and calculated during the preliminary and final design of this project. Trees This project will remove one 10” diameter tree adjacent to the existing building to be removed in the southeast corner of the project limits. Land Dedication This project does not include any parcels to be dedicated to the City of Renton within its scope. Refuse/Recycling This project does not include a new refuse/recycling screening location, as there is an existing refuse/recycling screening within the St. Anthony’s Catholic church campus.
