Trip Generation Analysis
INTRODUCTION
This memorandum summarizes the trip generation forecast for the proposed
Cascade Crest Apartments development located at the northeast corner of NE 12th
Street & Olympia Ave NE in Renton, Washington.
PROJECT DESCRIPTION
Proposal: The project proposes the construction of two buildings, comprised of up
to 22 low-rise apartment dwelling units.
Location: The project site, situated on King County tax parcels 092305-9124; 9135, is
currently occupied by three single-family dwelling units which will be removed as part
of the project.
Site Access: Site access is proposed via a single driveway extending south from NE
12th Street. An internal driveway will provide access to the two buildings.
Figure 1 on the following page illustrates the vicinity map with the subject parcel
highlighted. A conceptual site plan is provided in Figure 2.

PROJECT TRIP GENERATION
Trip generation forecasts were calculated using the Institute of Transportation
Engineers (ITE) Trip Generation Manual, 12th Edition. The project proposes two low-
rise buildings containing a total of 22 dwelling units, which is consistent with ITE Land
Use Code (LUC) 220 – Multifamily Housing (Low-Rise). Project generated trips were
forecast using ITE average rates with dwelling units as the independent variable. Trips
associated with the existing single-family dwelling units were incorporated into the
trip generation forecast.
The project trip generation forecast is summarized in Table 1.

The project is estimated to generate 110 new average weekday daily trips with 7 new
AM peak hour trips (1 entering, 6 exiting) and 8 new PM peak hour trips (5 entering, 3
exiting).
CONCLUSION
Per the City of Renton’s Policy Guidelines for Traffic Impact Analysis for New
Development, a TIA is required for projects generating 20 or more peak hour trips.
Based on ITE trip generation data, the Cascade Crest Apartments project is estimated
to generate fewer than 10 trips during both the AM and PM peak hours and therefore
does not meet the City’s threshold requiring a TIA.
