To whom it may concern,
As an 11th Place resident, situated behind the planned apartment building in project Cascade Crest
Apartments LUA26-000189, I am contacting you with my concerns about the new construction.
Parking Ratio:
The proposed 38 parking spaces for 24 apartments underestimates local demand. Given our suburban
location and sparse public transportation options, a realistic standard of 1.75 vehicles per apartment (42
spaces), plus visitor (5) and staff parking (2), requires 49 spaces. Our street already experiences
significant parking overflow from the Highland Palms complex; adding under-parked housing will further
strain our residential street. I strongly encourage the commission to conduct a local parking review to
prevent worsening traffic congestion and emergency and public utility vehicle obstruction on
surrounding residential streets.
Water Infrastructure:
As this is the third large complex built on this street within a single year, I am concerned about the water
pressure. While I have seen recent pipe replacement work nearby, I would like to know if water pressure
studies have been conducted to ensure local residents will not suffer service degradations.
