Project Narrative:
The site for the Site Upgrades project is located at 275 Bronson Way NE, Renton, WA 98056; The lot size
is currently 136,100 square feet with an existing 46,072 square foot non-residential building. The
existing zoning is slated for CO with a plan designation of CMU; The properties to the north and east of
this lot are zoned for RM-F, with I-405 located to the west of the lot, and NE 3rd St to the south of the
lot. The current use of the site is a medical office building that hosts a clinic owned and run by Kaiser
Permanente. The only special feature of the site is a steep slope, especially on the western portion of
the site near I-405.
The purpose of this project is to increase the number of ADA accessible parking spaces for patients that
use the services provided by Kaiser Renton Medical Center. The existing amount of parking and their
grading do not meet current ADA requirements. We are looking to increase the ADA stalls from 8 to 11
and regrade the pavement to meet cross slope ADA requirements at accessible stalls and aisles. We plan
to introduce a safe, drop-off zone in front of the existing entrance to the building and enlarge the car
paths to ensure two-way traffic and a safe pedestrian walkway from the south of the building to the
main entrance. Total pavement replaced will be right at 5,000 square feet. Total project costs are to be
valued at $720,000 dollars.
