DESCRIPTION:The applicant is requesting a Tier II Temporary Use Permit, pursuant to
Renton Municipal Code, Section 4-9-240, for the implementation of mobile
food trucks within the parking lots of Landmark office development located at
1600 Lind Ave SW and 1601 E Valley Rd (parcel numbers 3340403320 and
3340403341). The proposed site location for the food truck parking would in a
gravel area on the southwest corner of parcel number 3340403341, to the
south of a drive aisle and both office buildings (See Exhibit 1). The applicant
proposes one food truck per week, with a rotating schedule of vendors. The
proposed hours of operation are Tuesday, 11am - 2pm.
The Temporary Use Permit is hereby Approved with Conditions* and subject to the following conditions:
*CONDITIONS OF APPROVAL:
1. All food trucks shall have the required annual Mobile Food Truck permit from the Renton Regional Fire
Authority in hand prior to operation at this location.
2. A City of Renton Business license must be obtained for each food truck prior to operation.
3. All requirements, standards, and permits required of the Seattle – King County Public Health Department
must be met and approved for each food truck prior to operation.
4. The site occupied by the temporary use shall be left free of debris, litter, or other evidence of the
temporary use upon completion of removal of the use, or when the operation of the use ceases to exist.
5. The site occupied by the temporary use shall be restored to the original condition when the use ceases to
exist including restoration of site elements such as, but not limited to, landscaping vegetation and parking
stall striping.

6. Mobile food trucks shall not remain at the permitted location between 12:00 a.m. (midnight) and 5:00 a.m.
on a daily basis, except for a special event where a unit is allowed at the same location for up to seventy
two (72) hours.

RECONSIDERATION: Within 14 days of the decision date, any party may request that the decision be
reopened by the approval body. The approval body may modify his decision if material evidence not
readily discoverable prior to the original decision is found or if he finds there was misrepresentation or
fact. After review of the Reconsideration request, if the approval body finds sufficient evidence to amend
the original decision, there will be no further extension of the appeal period. Any person wishing to take
further action must file a formal appeal within the 14-day appeal time frame.
APPEALS: Appeals of the permit issuance must be filed in writing on or before 5:00 p.m. on August 20,
2018. Appeals must be filed in writing together with the required fee with Hearing Examiner, c/o City
Clerk, City of Renton, 1055 South Grady Way, Renton, WA, 98057. Appeals to the Examiner are
governed by City of Renton Municipal Code Section 4-8-110. Additional information regarding the appeal
process may be obtained from the Renton City Clerk's Office, 425-430-6510.
EXPIRATION: A Temporary Use Permit is valid for up to one year from the effective date of the permit,
unless the Community & Economic Development Administrator or designee establishes a shorter time
frame or an applicant can request that a permit be valid beyond the one year expiration, for up to five
years at the time of application or prior to permit expiration.
EXTENSIONS: Extension requests do not require additional fees and shall be requested in writing prior
to permit expiration to the Department of Community & Economic Development Administrator.

Hi Angelea,
I’m the property manager for this site and thought I would jump into this email to help clear up some of
the confusions/questions.
Mona and I went over the application and what she felt we really needed to provide. Ashley did provide
what we discussed. Here are the answers to your questions:
a. Landmark Office Food Trucks works just fine for the project name.
b. Maximum number would be 1 food truck at a time.
c. The hours of operation would be from 11:00am – 2:00pm.
d. It would be on Tuesdays every other week.
e. The site plan location has a gravel area with a curb for the food trucks to be parked on. The fire
lanes are on the other side of the drive area so this doesn’t impact those at all.
Please let us know if you have any other questions or need any other information.

Hello Ashley,
See the attached submittal requirements list. Did Mona provide you a completed waiver form to
eliminate items that are not required? If she did not provide you a waiver form, I will provide you one,
however we do not usually waive the requirement for the neighborhood detail map, which you can
create using COR map (link below).

What would you like to name this project (master app front page project name is missing)?
Landmark Office Food Trucks for example? Regarding your project narrative (I am assuming the
letter is intended to be the project narrative.), what is the maximum number of food trucks are
you proposing at the location at any given time? What are the proposed hours of operation and
what day of the week do you propose every week or every other week?
Regarding the site plan, are you proposing to have the trucks park in existing grass/landscaping,
or are you proposing to have them park off-site to the south as the arrow indicates? Based on
aerial photos, the highlighted area appears to be landscaping and abuts a no-parking fire lane.

I already spoke with Mona in the past who helped me determine what kind of permit it would be. I was
just submitting the permit fully executed. See it attached to this email. The address is 1600 Lind Ave SW.
Renton, WA 98057. The food truck location on the property is highlighted on the attached map. I just
needed to know how to proceed after submitting the permit.

I drew a red arrow to point to the gravel parking area. I believe you might be looking at
the wrong parcel, but let me know if this screenshot and the attached site plan answers
your questions/concerns.

Our lot is directly south of the proposed site location for the food truck
parking. According to the “Notice of Application” the food trucks will be parked in a
gravel area on the southwest corner of parcel number 3340403341. Following is a
picture of the Landmark parking lots and our lot. The picture below suggests the only
gravel area is on our lot. Would you confirm the exact location for the food trucks? I
may not be looking at the correct parcel.
