Permits: Temporary Use Permit;
Building Permit (Tenant Improvements)
Zoning: Site: IM (Medium Industrial)
Adjacent (North, West, South): IM (Medium Industrial)
Adjacent (East): CA (Commercial Arterial, Walmart Supercenter)
Current Use: Distribution warehouse (building currently vacant)
Special site features: None
Statement addressing soil type and drainage conditions:
90% of site area covered by impervious surfaces (building and
paving). Site drainage by way of existing storm drainage system.
No site work is included in this project.
Proposed use: Interior remodel for use as an indoor badminton club with 12
badminton courts, restrooms and supporting facilities.
Access/Parking: 50 on-site parking stalls accessible from Lind Avenue South and
South 7th Street.
Off-site improvements: None
Construction cost: $100,000 (current estimate)
Project timing: Building permit application after approval of Temporary Use Permit;
Construction of interior improvements to follow;
Target opening for operation in Spring, 2019.

Land Use narrative: Badminton America Renton is a membership based sports club that
offers lessons as well as drop in play during operating hours: 5 PM
to 10 PM weekdays, and 8 AM to 10 PM weekends.
Junior group lessons are offered Mondays through Thursdays, and
on weekends. These lessons are available to kids from 5 to 18
years old and staffed by 2 to 4 coaches depending on class size.
The coaches also offer private lessons for all ages on their own
schedules during club hours.
The front office and Pro-shop are generally staffed by 1 employee.
The Pro-shop carries rackets, shoes, shuttles and accessories
along with racket stringing services.
