ORDINANCE NO. 4598
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
ESTABLISHING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES TO BE ANNEXED TO THE CITY OF RENTON TO HEAVY
INDUSTRIAL (IH) , COMMERCIAL ARTERIAL (CA) , AND RESIDENTIAL
MULTI-FAMILY INFILL (RM- I) (BLACK RIVER QUARRY PREZONE;
FILE NO. A-96-001; ECF 96-026) .
WHEREAS, under Chapter 31 (Zoning Code) , of Title IV (Building
0 Regulations) , of Ordinance No. 4260 known as the "Code of General
'a' Ordinances of the City of Renton, " as amended, and the maps and
creports adopted in conjunction therewith, the property hereinbelow

cn described has not been zoned in the City of Renton; and
WHEREAS, said property owners petitioned the City of Renton for
g assignment of zoning classifications prior to annexation, and the
City Council having held two public hearings to consider this
g prezoning application, the first hearing being held on March 18,
1996, and the second hearing being held on April 22, 1996, and said
gzoning request being in conformity with the City' s Comprehensive
s Plan, as amended, and the City Council having duly considered a]1

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTOO-N, :,

ORDINANCE NO. 4598
SECTION I . The following described property in the City of
Renton shall bear the following zoning designations once annexed to
the City of Renton: Heavy Industrial (IH) , Commercial Arterial (CA) ,
and Residential Multi-Family Infill (RM-I) as hereinbelow specified,
the Development Services Director is hereby authorized and directed
to change the maps of the Zoning Ordinance, as amended, to evidence
said rezoning, to-wit :
See Exhibit "A" attached hereto and made a part hereof as
if fully set forth herein.
(Said property, approximately 96 acres, is bounded by 68th
Avenue South on the west, Martin Luther King Jr. Way on
the north and the City of Renton corporate boundary on the
south. )
SECTION II . This Ordinance shall be effective upon its
passage, approval, and five days after its publication.
PASSED BY THE CITY COUNCIL this 6th day of May , 1996 .

Exhibit A - Legal Description
That portion of Sections 13 and 14, in Township 23 North, Range 5 East, W.M., in King
County, Washington described as follows:
Beginning at the intersection of the easterly Right-of-Way line of 68th Avenue South with
the line dividing Lot 32, Junction Addition to Seattle, according to the plat thereof recorded
in Volume 12 of Plats, page 75, records of King County, Washington described by deed of
conveyance to Charles Monster by Oregon &Washington Railroad Company dated June 19,
1923;
Thence N 69°18'33" E along said line to said northeast corner of Lot 32;
Thence easterly along the north line of said plat to an intersection with the westerly line of
Guion Mallory Tract recorded under King County Auditor File#1468198;
Thence northerly along said westerly line 435.00 feet, more or less, to a point 300 feet south
of the southerly line of Primary State Highway#2 (Empire Way South);
Thence S 88°35'10" E 50.00 feet;
Thence N 01°24'50" E 279.45 feet to the southerly line of said highway;
Thence southeasterly along said southerly line to an intersection with the southwesterly
projection of the easterly line of 81st Avenue South, and the City Limits of Renton as
annexed under Ordinance#1764;
