Building Location and Orientation The building is oriented toward the street with clear connections to the sidewalk. The front entry of a will have a patio dining area in addition to landscaping between the street and the building. The proposed building structures will not diminish the sun exposure to nearby buildings. Building Entries The building is located at the corner of the site along two frontages making the use convenient to find, and easy to access for pedestrian connectivity. The patio at the front entry of the building serves as a focal point with prominent architectural features visible from the street. Transition to Surround Development The building has incorporated wall modulation to divide larger architectural elements into smaller increments. The building has also incurred a larger setback along the Southern property line. Service Element Location and Design The trash enclosure has been situated as far away from the street frontage as possible. It is located in the northwest portion of the property. Surface Parking Parking area visibility has been reduced to the most practicable extent possible. Stalls are situated behind the building. Landscaping is proposed along the public right-of-way to screen the parking and drive-thru lane. There are no stalls between the building and the front property lines. Vehicular Access Access to the parking lot is available from a shared drive aisle with the adjacent private property. One access point is proposed at Rainier Ave to maximize efficient onsite circulation. Pedestrian Access Clear and delineated walkways will be extended to the adjacent property to create a network of connected pathways. Pedestrian Amenities In addition to landscaping and clearly defined walkways at the front corner of the site, a large patio area at the front entrance of the building has been incorporated. The patio provides weather protection, with convenient pedestrian access to the entrance. The patio area exceeds the minimum required amount of weather protection. Large windows along the front wall have been provided for transparency. 2 Recreational Areas and Common Space An increased setback of the building has been incorporated along the southern property line to create a pedestrian oriented space. The proposed landscaped at the corner makes it appealing to users and pedestrians. Building Character and Massing Wall modulation has been incorporated to the most practicable extent possible. Additionally, the south, east, and north walls will be broken up by trees for increase visual interest. The front and north wall will also have modulation for enhanced character of the neighborhood. Building Roof Lines The roof line has been broken up by adding variation to the parapet roof heights. Signage Wall signs, monument signs, and directional signs will conform to the RMC 4-4-100G. Lighting Wall sconces have been provided throughout the exterior walls to ensure pedestrian safety and security.
