PERMITS/REVIEW REQUESTED: Variance
PROJECT DESCRIPTION: The applicant is requesting approval of an Administrative Variance from the
provisions of the Renton Municipal Code (RMC) regulating rear yard setbacks for a new covered patio in the Residential
- 4 dwelling unit per acre (R-4) zone (RMC 4-2-110A). The subject property is located at 622 Nile Ave NE (APN
1123059067). The purpose of the variance is to allow for the applicant to constru ct a new, 425 square foot covered
patio attached to the existing single family home on the subject property. The lot is 9,360 square feet in area. The R-4
zone requires a rear yard setback of 25 feet. The applicant is requesting a variance to allow the proposed structure to
encroach 13 feet into the rear yard setback at the east property line. No critical were mapped on the project site.
