Subject: Gorban Short Plat application, 2213 NE 28th ST, Renton WA.
Dear Planning Staff:
This letter outlines the application for the Gorban Short Plat at 2213 NE 28th ST, Renton
WA. The proposal is to subdivide a .38 acre parcel into 2 residential lots. The site
contains a single family residence which will be removed.
The current zoning of the site is R-8.with surrounding R-8 zoning. Subdividing into 2 lots
will have a net density of 5.2 dwelling units per acre.
The property fronts on NE 28th ST. All lots will access from NE 28th ST. There are no
existing curbs gutters and sidewalks fronting the property or along the south side of NE
28th ST.. We are including an application for a fee-in-lieu-of street improvements. There
is an existing fire hydrant within 300 feet to serve the project. The existing water service
to lot 1 will be used, with new service to the other lot. Storm water from the driveway
paving and roofs of the new houses will be collected on site and infiltrated on site. (See
Drainage report) Water and sanitary sewer are available in NE 28th ST.
The existing parcel is 18,326 square feet in size. 1,643 Sq Ft will be dedicated to the city
for NE 28th ST. One additional lot will be created. The lots will be more than the
minimum of 5,000 square feet. The proposed density is 5.2 units per acre. (See density
worksheet). The existing house will be removed.
Three trees on the site will be removed. New trees will be planted per the landscape plan.
