Responses to City’s comments:
1. The owner listed on the Master Application does not match the owner information listed in the title
report, please provide documentation that the owner listed on the master application is authorized to sign.
2. A fifteen-foot (15') wide partially sight-obscuring landscaped visual barrier, or ten-foot (10') wide fully
sight-obscuring landscaped visual barrier, is required along common property lines. This landscaped buffer was
not shown around the entire property perimeter, please note: this buffer is required despite the minimum 5-
foot side yard setback that is allowed. This means that the minimum side yard setback increases to 10 feet or 15
feet depending on which landscape buffer is selected.
3. Please provide more information regarding the proposed use in the project narrative and conditional use
justification, including: hours/day of operation, more information regarding the specific activities of the use
proposed, when it is anticipated that people would visit the site and how many visitors are anticipated.
4. Cultural facilities are required to provide a minimum and maximum of 40 parking spaces per 1,000 sq. ft.
of floor area, please provide a parking analysis and documentation that the parking requirements will be met.
5. They need to have a minimum 20’ driveway cut for fire access. A letter from the engineer is required
stating that the permeable pavement can and will be designed in such a way as to handle a 30-ton fire truck and
75 psi point loading.
Done. The plan was revised to provide 20’ driveway. A note was added to the plan (sheet 1) to reflect that the
porous pavement will be designed in accordance with the revised Cobalt (geo-technical firm) analysis and
report to meet fire truck loading requirements (30 ton, 75 psi point loading).
6. The Side sewer in Monroe Ave NE is mislabeled. It is a 10” main not 12”.

7. A traffic impact analysis is required.
8. 6’ of dedication is required along Monroe Ave NE.

9. Frontage improvements including paving, curb and gutter, 8-foot landscape planter, and sidewalk are
required along Monroe Ave NE. You may request a modification from these requirements for the City to review.

Applicant will participate in the fee- in-lieu program and pay $107 $/Lf fee to meet frontage improvements
requirements per pre-application meeting Jill Dingo’s memo dated March 8, 2018.
