A Master Application has been filed and accepted with the Department of Community & Economic Development (CED)
– Planning Division of the City of Renton. The following briefly describes the application and the necessary Public
Approvals. No action is required of notice recipients. If you would like to comment or become a party of record please
follow the instructions below. This may be your only opportunity to provide comments on the proposed development.

PERMITS/REVIEW REQUESTED: Variance
PROJECT DESCRIPTION: The applicant is requesting approval of an Administrative Variance from the
provisions of the Renton Municipal Code (RMC) regulating front yard setbacks for a new single-family homes in the Residential - 6
dwelling unit per acre (R-6) zone (RMC 4-2-110A). The subject property is located at 912 N 37th Street (APN 8899600060). The
purpose of the variance is to allow for the applicant to construct a new 2,058 square foot single-family residential structure at the
subject property. The lot is 5,295 square feet in area. The R-6 zone requires a front yard setback of 25 feet. The applicant is requesting
a variance to allow the proposed structure to encroach 5 feet into the front yard setback at the south property line. Vehicular access
to the property will be taken off of N 37th Street, via a new driveway and curb cut. The site is mapped with moderate landslide
hazard on southeastern corner.
