Landscape contractor / Developer shall verify that plant installation conditions are suitable
within the planting areas. Any unsatisfactory conditions shall be corrected prior to start of L!ork.
When conditions detrimental to plant growth are encountered, such as rubble fill, adverse dra nape
conditions, significant vegetation, or obstructions, the landscape contractor / developer shall notify
KC DDES prior to planting. Beginning of work constitutes acceptance of conditions as
satisfactory.
= Plants installed in undisturbed areas shall be integrated with existing native vegetation, and
planted in a random, naturalistic pattern.
LOCATE / STAKE / VERIFY PLANTING AREAS
+ Landscape contractor / Developer shall field locate, stake, and verify planting areas and
configurations prior to planting. This shall approximate what is shown on the DDES approved
Significant Tree Retention plan. All revisions / changes shall be pre -approved by DDES anc,
documented for recording at final plat approval,

= Planting locations shown on planting plans are approximate, based on anticipated site
condlLiona. Actual planuri!g locations may vary from those shown due to final alto conditic:�ns ?nd
locations of existing vegetation. Nevertheless, any variations from the planting plan will requre
prior approval by KC DDES.
+ Significant tree spacing shall be a minimum of Fifteen Feet (15' for non -street trees or 40' on
center For street trees) or as stated on the approved planting plan, Spacing shall be adequate to
allow significant tree's room to expand throughout the future years.
PART 2 - PLANT MATERIAL STANDARDS
+ Landscape contractor / developer shall examine plant material prior to planting, Any material
not meeting the required specifications shall be immediately removed from the site and replayed
with like material that meets the required standards. Plant material shall meet the requirements of
County, State and Federal laws with respect to plant disease and Infestations, Inspection
certificates, required by law, shall accompany each and every shipment and shall be submittec to the
Landscape contractor / developer upon receipt of plant material, These certificates shall be made
available to KC DDES as requested by the Inspector,
+ Plant materials shall be locally grown (Western WA, Western OR, Western BC), healthy, buaFx, in
vigorous growing condition, and be- guaranteed true size, name and variety. If replacement 01' plant
material is necessary due to construction damage or plant failure within three (3) years of installation,
the sizes, species and quantities shall be equal to speclFled plants as indicated on the approved
plans.
+ Plants shall be nursery grown, well -rooted of normal growth and habit, and free from dlaease
infestation. KC DDES reserves the right to require replacement or substitution of any plants
deemed unsuitable.
= Trees shall have: uniform branching, single straight trunks and the central leader intact ancc
undamaged. Balled and burlapped stock shall have been root -pruned at least once within prevloue
two years, and the plant stock shall have been grown in a container for at least one full growing
season. Container stock shall be fully rooted but not root -bound. Plant material with damaged root
zones or broken root balls will not be accepted.
+ Coniferous trees shall be nursery grown, full and bushy, and with uniform branching and a natural
non -sheared Form. Original central leader must be healthy and undamaged.
= Landscape contractor / developer shall submit a list of plant supplier names, addreeaes,phone
numbers, and storage / growing locations or the material to KC DDES prior to planting.
SUBSTITUTIONS
+ Substitutions of apecifled plant species, size or condition will be allowed only with prior written
approval from KC DDES,
PART 3 - PLANT INSTALLATION
SOiL PREPARATION / AMENDMENTS
+ Prior to Installation of plantings, all construction debris and any other non-native material shall
be removed from the mitigation area. Trees and shrubs shall be pit planted as shown In the
approved plan details. A soil moisture retention agent (polymer) shall be included in plantinc
backfill per manufacturer's specifications,
In non -graded planting areas, planting pits all be backfilled with a 50/50 mixture of imported,
weed free topsoil and the native soil from the planting pit, in graded areas, plantings shall be
Installed directly into newly placed topsoil. Imported topsoil shall be a 3-way mix acquired From an
approved local supplier.
5oilMoist, or equivalent, shall be added to the topsoil backfill of all planting pits. The
SoflMoist shall be hydrated before being added to topsoil backfill. Manufacturers recommended
application rates and usage shall be Followed.
+ Woody plantings shall be fertilized with a slow release (6 month) high nitrogen, low phosp-lorus
granular fertilizer (21-3-1), with application rates as speciried by the manufacturer. Fertilizer shall be
applied after planting pit is backfilled, and prior to application of mulch, Fertilizer shall not ',;�e
applied between November and March
+ Outside of wetland areas, a 3 inch layer of mulch (medium Doug Fir bark) shall be placed around
the base of each new tree to a 36" diameter For erosion, weed control and moisture retention,
Existing natural or landscaped areas that are damaged during construction shall be restored
to their original condition, unless improvements or modifications are specified For those areal.
+ Landscape contractor / developer shall exercise care to protect from injury to trunk, rc,_�te, or
branches of any trees or shrubs that are to remain. Any living woody plant that is damaged daring
construction shall be treated within 24 hours of occurrence. Contractor shall prune wounded
portions of plant immediately after damage occurs. Injured plants shall be thoroughly watered and
additional measures shall be taken (as appropriate) to aid in plant survivability.
Grading: The cluFF layer and native topsoil shall be retained in an undisturbed state to the
maximum extend practicable, Any duff layer or topsoil removed during grading aholl be stockpiled
on -site in a designated, controlled area not adjacent to public resourcea and critical areas, The
material shall be reapplied to other portions of the site where Feasible, Areas that have be6r
cleared and graded shall have the soil moisture holding capacity restored to that of the orf_�lnal
undisturbed soil native to the site of the maximum extent practicable. The soil in any area that has
been compacted or that has had some or all of the durf layer or unclarlying topsoil removed shall
be amended to mitigate for lost moisture-holdingg, capacity. The amendment shall take place Lstween
May I and October I. Replaced topsoil shall be a minimum of 8 Inches thick, unless the applicc:nt
demonstrates that a different thickness will provide conditions equivalent to the soil moisture
holding capacity native to the site. Replaced topsoil shaill have an organic matter content cf
between 8 to 13 percent dry weight and a pH suitable For the proposed landscape plants,
CLEAN UP
Landscape contractor / developer shall be responsible for the
removal of construction material and debris on the site followinj
installation of plant materials, All debris must be removed to a legal
landfill facility.
PART 4 - PLANT WARRANTY AND_MONITORING
= Landscape contractor / developer's warranty shall Include
replacement of plants (same size and species shown on approved
plans) that prove either to me mislocated or unsuitable as to plant
material standards, Except For loss due to excessively severe
climatological conditions (substafned by 10-year recorded weather
charts), installed plant material are required to be guaranteed for
three years against defects and unsatisfactory growth, Plants
replaced sha Il be refnitfated under plant guarantee conditions, The
monitoring period shall be three (3) years from installation
acceptance in writing by the DDES Inspector.
PART 5 - FINAL ACCEPTANCE
= Upon completion of planting, the landscape contractor /
developer shall provide the DDES Inspector with a set or clearly
marked prints deaignatfnrg the actual locations of plantings within the
mitigation area, Landscape contractor / developer shall keep a
complete set of prints at the job site during construction For the
purpose of 'red lining' changes or modifications to the approved
plans and shall update said Information on a daily basis,
KC DDES shall approve planting locations as depicted on the
approved replanting plan. If items are to be corrected, a punch list
shall be prepared by the ODES inspector and submitted to the
Landscape contractor / developer For completion, After punch list
items have been completed, DDES Inspector shall review the
project For final acceptance on plan implementation.
= AS BUILT SUBMITTAL ON PLATS
Note: IF revisions and / or changes have been made to the
initial DDES approved significant tree retention plan submit an
As -Built plan. IF no changes / revisions have been made an As -Built
Plan Is not required.
Prior to final plan inspection for the Significant Tree Retention
Plan permittee shall submit an AS -BUILT Significant Tree Retention
Plan to the DDES Inspector showing all plan revisions / changes and
verlFying that the DDES approved Significant Tree Retention plan
(approved at the DDES Engineering Review stage) has been
completed per plan requirements. This AS -BUILT plan shall be
reviewed and approved by the Site Development 5peciallat /
Forester that it conforms to 50-220 and can be recorded. If
approved the plan will be sent back to the DDES Inspector for final
plan inspection processing. Mitigation monitoring For Significant
Tree shall commence upon acceptance and approval of this
