SUBJECT: "On Hold" Notice
Elma Short Plat / LUA18-000691 SHPL-A
Dear Mr. Duncanson:
The Planning Division of the City of Renton accepted the above master application for review on November 29, 2018. During our review, staff has determined that additional information
is necessary in order to proceed further.
The following will need to be corrected and submitted before March 29, 2019 so that we may continue the review of the above subject application:
Per RMC 4-7-200B, drainage facilities are required to be within tracts.
Per RMC 4-4-070H stormwater facilities are required to be landscaped with a 15-foot wide landscape strip around the perimeter of the tract (this requirement has been applied to above
ground and below ground stormwater facilities. We would be willing to modify this requirement if the stormwater facility were located below the shared driveway).
The shared driveway should be relocated to the north end of the project site, adjacent to the recreation tract constructed as part of the abutting subdivision. This would reduce potential
conflicts between the new homes associated with the Elma Short Plat and any kids playing on the abutting playground.
Once the applicant has reviewed the above comments and amended necessary plan sets and studies to bring the project closer to compliance with Renton Municipal Code, the applicant shall
submit electronic copies of the any modified plan sheets and studies in compliance with the City’s electronic plan review standards, which may be found on the City’s website at the
following link:
https://edocs.rentonwa.gov/Documents/1/doc/940235/Page1.aspx.
