ENVIRONMENTAL REVIEW COMMITTEE AND PUBLIC HEARING
RENTON, WASHINGTON

The Environmental Review Committee has issued a Determination of NonSignificance Mitigated (DNSM) for the following project under the authority of the Renton municipal code.
Sapphire on Talbot

Location: 4827 Talbot Rd S. The applicant is requesting Preliminary Plat, Administrative Site Plan, Administrative Conditional Use Permit, SEPA approval, and a Street Modification to
subdivide a 1.69acre parcel into 20 lots. The project is proposing two and threeunit multifamily residential buildings with an increase in the maximum wall plate height up to 32
ft. The site is located in the R14 zone. The proposed residential lots would range in size from 1,620 sf to 2,775 sf with a density of 15.2 du/ac. The existing singlefamily home and
accessory buildings are proposed to be demolished. Access would be from Talbot Rd S via a new internal residential access road and alleyway. The street modification request includes
one foot less rightofway dedication on Talbot Rd S in order to match the existing street section. Four significant trees are proposed to be retained and no critical areas are mapped
onsite.
Appeals of the DNSM must be filed in writing on or before 5:00 p.m. on February 01, 2019. Appeals must be filed in writing together with the required fee with: Hearing Examiner c/o
City Clerk, City of Renton, 1055 South Grady Way, Renton, WA 98057. Appeals to the Hearing Examiner are governed by RMC 48110 and more information may be obtained from the Renton
City Clerk's Office, 4254306510.
A Public Hearing will be held by the Hearing Examiner in the Council Chambers, City Hall, on February 12, 2019 at 11:00 am to consider the submitted application. If the DNSM is appealed,
the appeal will be heard as part of this public hearing. Interested parties are invited to attend the public hearing.
