The Walker Auto Dealership project site is a proposed commercial development project located at 3400
East Valley Road in the city of Renton, King County, Washington. The project site comprises Parcel
No. 3023059067, which is 5.69 acres in size. The site is bordered to the north by East Valley Boat & RV
Storage, to the east by Washington State Route (SR) 167, to the south by Bickman Group Landscaping,
and to the west by East Valley Road.
Administrative site plan review and SEPA Determination have been issued under applications LUA18-
000305, ECF, SPR-A. Published August 3, 2018.
The original land use application was processed for a Generic Auto Dealership. Unfortunately at the time
of the application the negotiations with the auto brand had not been com pleted and therefore we had
prepared a design for a larger building that would yield the largest impact for SEPA review.
The site is going to be a Mazda Dealership. Mazda has provided the design and space requirements
which have reduced the floor area from 64,935 SF to 35,952 SF. Due to the reduction in building area,
the rooftop parking has been eliminated. The site has adequate space to display vehicles at ground level.
The building exterior elevations have also changed to conform to the Mazda Brand Design. We are
submitting new building elevations and a color rendering.
The initial land use package was evaluated by the owner along with Early Start Cleanup costs. It was
determined that the smaller building and elimination of rooftop parking would allow necessary funds to be
available for the required site cleanup.
A 30” high landscape berm will be provided along the frontage.
Runoff on the site will discharge to the existing wetland and the drainage in East Valley Road, which
matches the existing conditions.
The total estimated construction cost for the project is $6.5 million, and the estimated fair market value of
the proposed project is $6.5 million.
