The applicant is requesƟng Preliminary Short Plat approval and Environmental
(SEPA) Review for the subdivision of an exisƟng 22,574 square foot site, zoned
ResidenƟal ‐4 (R‐4), into two lots for the future construcƟon of single family
residences and one open space tract (Tract A). An exisƟng residence is proposed to
be removed to accommodate the subdivision. In addiƟon, the applicant is proposing
cluster development, which allows them to uƟlize the R ‐6 development standards in
exchange for seƫng aside 30 percent of the total site area as open space. Lot 1 is
proposed to have an area of 7,889 square feet and Lot 2 would have an area of 7,778
square feet. Access to both lots would be provided via residenƟal driveways off of
High Avenue NE. A protected slope is located on the northeast corner of the site and
would be within Tract A. In addiƟon sensiƟve slopes and a Wellhead ProtecƟon Area
Zone 2 are mapped on the project site.

TIME AND MATERIAL COSTS INCURRED FOR SECONDARY, INDEPENDENT ENGINEERING
REVIEWS, CONSULTATION AND ON ‐SITE INSPECTIONS AS DEEMED NECESSARY BY THE CITY.
It is the intent of this leƩer to authorize the City of Renton to bill the undersigned for all costs incurred
relaƟve to the referenced project, by the City of Renton for the following work:
TIME AND MATERIALS FOR ANY AND ALL ROAD CLEANUP EFFORTS PERFORMED BY CITY
FORCES OR CITY CONTRACT.
ALL OVERTIME FOR INSPECTION AND RELATED ACTIVITIES, BILLABLE AT A RATE OF SEVENTY
FIVE DOLLARS ($75.00) AN HOUR.
TIME AND MATERIAL FOR ANY WORK DONE BY CITY STAFF TO REPAIR DAMAGES .
