Dear Ms. Fowler:
We are responding to the Review Comments for Finley Short Plat dated May 26, 2017. The following
changes were made to address your comments.
ENGINEERING PLAN COMMENTS:
SHEET 3:
Comment #1: Protection should be provided to ensure the locations of the infiltration facilities will
infiltrate as designed after construction
Response: Sheet 3 has been revised to show the infiltration facility locations on the individual lots.
SHEET 5:
Comment #1: Revisions to the retaining walls must also be completed through a revision to the
building permit for the retaining walls. will need coordination with the building department for the
revisions.
Response: The Owner is coordinating with the building department on the revisions to the retaining
wall.
Comment #2: Add steel casing around pipe that passes through the retaining wall.
Response: The plan has been revised to show an 8” steel casing pipe around the portion of pvc pipe
located beneath the wall.
SHEET 6:
Comment #1: New retaining walls are encroaching into the 15-ft water main easement. It is not clear
how sufficient cover can be obtained over the water main while transitioning from the new grade for lot
1 to the existing grade of the adjacent property. Provide updated plan and profile views illustrating that
proper cover can be achieved.
Response: The retaining wall located within the 15-ft easement has been removed and 3’ of cover
over the water main has been provided.
Comment #2: These values should match.
Response: The labels in plan & profile views have been revised to match.
TECHNICAL INFORMATION REPORT (TIR) COMMENTS:
SECTION V:
Comment #1: Add “designed and installed in accordance with chapter 5.4 of the 2009 kcswdm with
city amendments” to the paragraph.
Response: The statement has been added to the TIR.
FINLEY SHORT PLAT REVISION LETTER - 06.15.2018:
Comment #1:
The original six (6) saved trees were as follows:
•Lot 4 – three Douglas-fir trees (#101, #102, and #103),
•Lot 3 – two trees (#119 giant sequoia, #121 honey locust), and
•Lot 2 – one Lombardy poplar tree (#154).
Resubmit the landscape plan sheets for City review. you may reduce the amount of shrubs in the
planting area north of the access driveway and add some small vertical growing trees (minimum 2”
caliper) to reach 36 total replacement trees.
The fee in-lieu for Tree #119 (11”) is $2,365 and Tree #121 (9”) is $1,935 for a total of $4,300.
Response: The revised Landscape Plans are provided with this submittal.
