issued for the fence located at 47.06 NE 2nd Place, on April 21, 2008. The appeal period
for the permit ended on May 6; 2008 and no appeals were filed.
As stated in the permit conditions, you are required to:
The fence shall be constructed in compliance with the plans and elevations
submitted on April 17, 2008.
Permanent, landscaping shall be maintained. in accordance with the
Magnusson. Plat Landscape plan dated January 4, 20.08.

permanent 6 foot high cedar privacy fence along the western property line which is within the
side yard. The fence, constructed for noise abatement and privacy for the rear yard, would be
approximately 56' long inside the property side of a 4 foot wide landscape easement next to the
sidewalk and another additional 10 feet towards the residence -- this additional 10 foot section
includes a gate to the rear yard. This fence would be an extension of an existing rear yard fence
and would not affect the Clear Vision Area.

Re: Special Fence Permit
The purpose of this application is to construct a permanent 6 foot tall cedar
privacy fence along the west property line (side yard) of 4700 NE 2❑d Place in Renton.
This will be to provide noise abatement and privacy to the rear yard of the property along
Duvall Avenue NE. The fence is approximately 56 feet long and will be placed on the
property side of the 4 foot landscape easement currently in place from the adjacent
sidewalk on Duvall Avenue NE and will act as a continuation of the existing fence from
the North along Duvall Avenue. It will then return approximately 10 feet to the side of
the house. The fence will be similar in design and material to the existing 6 foot fences
along Duvall Avenue NE on both sides of the street and surrounding neighborhood and
will be oriented parallel to Duvall Avenue NE and will not encroach on the "Clear Vision
Area" on the North East corner of Duvall Avenue NE and NE 2nd Place. The permanent
landscaping along the front of the fence will be a mixture of shrubs and trees in
accordance with the approved Magnussen Plat Landscape Plan attached.

OF ALL EXISTING UTILITIES WHETHER SHOWN ON THESE PLANS OR NOT BY POTHOLING THE UTILITIES
AND SURVEYING THE HORIZONTAL AND VERTICAL LOCATION PRIOR TO CONSTRUCTION.
THIS SHALL INCLUDE CALLING UTILITY LOCATE 0 1-800-424-5555 AND THEN POTHOLING ALL OF
THE EXISTING UTILITIES AT LOCATIONS OF NEW UTILITY CROSSING TO PHYSICALLY VERIFY
WHETHER OR NOT CONFLICTS EXIST. LOCATIONS OF SAID UTILITIES AS SHOWN ON THESE PLANS
ARE NOT GUARANTEED AND ARE SUBJECT TO VARIATION.

NEW PRIVATE EXCLUSIVE EASEMENT FOR INGRESS, EGRESS, AND UTILITIES
IS TO BE CREATED UPON THE FINAL APPROVAL AND RECORDING OF 7H15 PLAT.
THE OWNERS OF LOTS 9 - 11, L07-5 15 -17 AND LOTS 48,49 SHALL HAVE AN
UNDIWOED INTEREST IN THE OWNERSHIP AND RESPONSIBILITY FOR MAINTENANCE OF
THEIR RESPECTIVE PRIVATE ACCESS AND UTILITY EASEMENTS- THESE MAINTENANCE
RESPONSIBILITIES INCLUDE THE REPAIR AND MAINTENACE OF THE PRIVATE ACCESS
ROADS AND ANY ORAlNAGE PIPING THAT 15 SHARED BY THE COMMON USERS
WITHIN THE EASEMENT, PRIVATE SIGNAGE, AND OTHER INFRASTRUCTURE NOT
OWNED BY THE CITY OF RENTON OR OTHER UTILITY PROVIDERS. MAINTENANCE
COSTS SHALL BE SHARED EQUALLY. PARKING ON THE PAVING IN THE ACCESS
EASEMENT IS PROHfBITEO, UNLESS PAVEMENT WIDTH IS GREATER THAN 26 FEET
