Project Size: 90,119 SF Project Address: 2217 Maple Valley Highway, Renton WA. 98057 Permits Required: Tier 2 Temporary Use Permit Zoning Designation of site: COR Zoning Designation of adjacent properties: COR Current Use of Site including improvements: An asphalt parking lot which is being used by the applicant as a park and ride. Also on the site is a building which is currently used for offices. The building is, however, largely unused; the parking lot is used primarily for the park and ride with some minimal use serving the building. The two access points and drive aisles connecting the parking lot to those access points are shared by adjacent properties. Special Site Features: none. Soils Types and Drainage Conditions: The site is an existing asphalt parking lot; the building was constructed in 1968. The drainage provisions are as they have existed since construction. No changes are proposed. Proposed Use of Property and Scope of Proposed Development ; Impact on Adjacent Properties: A portion of the site is proposed for use as a park and ride for approximate ly 100 cars with a maximum possible utilization of up to 125 cars. The current use of this portion of the site is a legally constructed parking lot therefore no improvements to the site are proposed. The applicant proposes to use the site as a park and ride until the earlier of either 5 years from date of approval of this temporary use permit, or such time as the current parking lot and building are converted to a new use (building removed or significantly changed). The use of the site for park and ride purposes has no negative impacts on the existing office building or any of the other buildings in the vicinity. Transwest maintains the parking area, which include snow plowing of the access points. As such, their use of the site actually improves conditions for other users of the access points. Access: Two points of access onto Maple Valley Highway exist and will remain. The highway is a four lane road with a center turn lane at this point. Sight distance is excellent.
