Subject: Michael Residence - Variance Request Justification
We are requesting approval of an Administrative Variance from the provisions of the Renton
Municipal Code (RMC) regulating front yard setbacks for a new single -family residence in the
Residential – 8 dwelling unit per acre (R-8) zone (RMC 4-2-110A). The subject property is located at
5221 N Ripley Lane (Parcel ID: 3343302830). The purpose of the variance is to allow for the
construction of the proposed 3678 square foot single-family residential structure at the subject
property. The lot is 0.46 acre (19,893 square feet) in total area with 0.14 acre (5,998 square feet)
upland area. The R-8 zone requires a front yard setback of 20 feet. We are requesting a variance to
allow the proposed structure to encroach 18 feet 6 inches into the front yard setback like that of the
existing structure and neighboring structures encroachment into the front yard setback. The
encroachment will allow for the garage structure of the proposed building. Vehicular access to the
property will be taken off of Ripley Lane, via t he existing driveway. The proposed building will no
longer encroach into the side yard setback on the North property line, respecting the 5 foot setback.
See images below of existing conditions along the East property line. Due to the unique
circumstances at the subject property with the sloping conditions of Ripley Lane along the East
property line and the existing encroachment of the existing structure and neighboring structures into
the front yard setback; we ask that these items be taken into consideration during your review.
