Subject: Michael Residence Project Narrative
The Michael Residence Project is a propo sed newly construction single-family residence at 5221
Ripley Lane. The site is 0.46 acres (19,893 square feet) in total with an upland area of 0.14 acres
(5,998 square feet). The site is currently zoned R-8 with an existing single-family residential structure.
The site is accessed via Ripley Lane, and borders Lake Washington with 53 feet of frontage with a
rock bulkhead shoreline. The proposed single-family residence and required construction will not
encroach within the 30 foot setback of non-disturbance from the ordinary high water mark, nor will the
proposed structure impede the views from the neighboring properties. There will be no removal of
trees required for the project. The project will request a variance modification to the front yard setback
to allow for the proposed structure to encroach into the front yard setback at the East property line no
further than the existing structure.
