PROJECT NARRATIVE
NGY LOT LINE ADJUSTMENT
The subject property involved in this Lot Line Adjustment is lot 1 and lot 2 of the city of
Renton Short plat Number LUA-09-028SHPL short plat covers an area of 13,007 square feet
(0.30 acres). The property is situated at south end of the City of Renton. It is located west of
105th Avenue SE, approximately 400 feet north of SE 172nd Street. The Address for Lot 1 is
17001 105th Avenue SE (Tax Parcel 008700-0133) and Lot 2 is 17003 105th Avenue SE (Tax
Parcel 008700-0135) . It is bounded is on the east by 105 th Avenue SE and it is bounded on
the north, West and South by single family residences. The property is situated in the
Northeast Quarter of the Northeast Quarter of Section 29, Township 23 North, Range 5 East,
W.M.
In 2010 Teng Ngy prepared a short plat for his lot and subdivided the lot into three lots. At
that time The Short Plat was under the control within the jurisdiction of King County. The
Existing home was built prior to the short plat process. There was a Concrete patio that was
built on to and next to the house and was never located to be encroaching onto Lot 2. In
December 2014 Teng recorded a document under recording number 20141210000834 that
was for a declaration of covenant for a Landscaping area. This document did not help the
preparation of lot 2 during the sale of building concepts. The 2014 Document was
extinguished in March 26, 2019 and was recorded under King County recording number
20190326000121. The Title company recommended that Teng do a Lot Line Adjustment to
remove the encroachment for the concrete patio so that there were no encroachments
hindering lots 1 and 2.
Both accesses for Lot 1 and Lot 2 is from existing 105th Avenue SE. Lot 2 has access through
a 20 foot private access and utility easement over Lot 3, City of Renton Short plat number
LUA 0-028-SHPL. There is an existing house on Lot 1 and the home will remain. The City of
Renton current zoning is R8. The proposed square footage of Lot 1 will be 8,007 square feet
and Lot 2 will be 5,000 Square feet.
Grass and pasture mainly covers the site. The project site is generally sloped from 105 th
Avenue SE to the southwest corner at an average slope of 6 percent and the surface runoff
flow southwesterly onto adjacent existing residential lots. The surface runoff continues
through adjacent property until it reaches 104th Avenue SE., where it flows south toward a
ditch system at SE 172nd Street. There are no critical area on or adjacent to the site.
The soil type of the site is Alderwood gravelly sandy (Ag C)per the USDA web soil survey.
Existing groundcover consists mainly of Grass and pasture mainly covers the site.
