(0.25 acre)  This project requires preliminary, final short plat, onsite grading & ROW and civil permit applications  The project site is in Zone R-14. The adjacent properties are in Zone R-14  The project site is currently a vacant land. The project site had no wetland, steep slope, or any other environmental sensitive area. The project proposes to short plat the one existing parcel into 2 lots. The proposed access for lots 1 and 2 will be directly from SE 173rd Street. New side sewer & water service lines will be installed for new homes connect from SE 173rd Street.  The project proposed total of 2 lots Lot 1 is 5,040 SF and Lot 2 is 5,751 SF  The project construction cost roughly $80,000 to install new curb, gutter and sidewalk, roadway widening, storm drainage, utilities, and street restoration. The project value around $300,000.  The project has 50 cubic yards of fill and only 10 cubic yards of cut. 3 deciduous trees will be removed and 4 evergreen trees will be removed. 6 deciduous trees are being saved.  This project doesn’t require ROW dedication.
