Dear Mr. Sin:
The Planning Division of the City of Renton accepted the above master application for review on December 19, 2018. During our review, staff has determined that additional information
is necessary in order to proceed further.
Please submit an updated site plan, and architectural elevations depicting the following:
Compliance with all residential development standards
Please include a story analysis demonstrating that the tuck under basement will not meet the definition of a story per RMC 4-11-190 Definitions S.
Please calculate height, ensuring that grade plane calculations follow the definition of grade plane per RMC 4-11-070 Definitions G.
Please calculate the height of all retaining walls, demonstrating that they will meet maximum height allowances per 4-4-040 Fences, Hedges, and Retaining Walls.
Compliance with all residential design standards
Please specifically demonstrate compliance with garage, façade modulation, and window and door standards.
At this time, your project has been placed “on hold” pending submittal of the above items. The maximum time for resubmittal shall be within ninety (90) days of written notice. Please
