SITE DESIGN AND BUILDING LOCATION 1. BUILDING LOCATION AND ORIENTATION Existing building orientation and entries to remain, additional entries and glazing along both street fronts to be added. New awnings over entries along Burnett Ave S to be added. 2. BUILDING ENTRIES Existing building entries to remain – Additional tenant entries to be added along both street frontages. Primary entries along Burnett Street will have new awnings. Three of four entries along S 3rd street are located within entry niche. All frontage entries are storefront, providing an abundance of natural light as well as visual connections from both inside- out and outside-in. 3. TRANSITION TO SURROUNDING DEVELOPMENT Existing building orientation and mass to remain. Existing concrete mass on second level along S 3rd will receive new glazing, adding additional articulation and interest. 4. SERVICE ELEMENT LOCATION AND DESIGN Solid waste and recycling room is located within the building and access from existing public ROW – (matching existing condition) Screening gate planned to be rolling wrought iron. B. PARKING AND VEHICULAR ACCESS 1. SURFACE PARKING No on-site parking to be provided 2. STRUCTURED PARKING GARAGES No parking garages planned with this project 3. VEHICULAR ACCESS No on-site vehicular access provided (site is zero-lot line) Public ROW adjacent to building provides service access. C. PEDESTRAIN ENVIRONMENT 1. PEDESTRAIN CIRCULATION Site is (100% developed) zero-lot line condition – existing public sidewalks will be unimpeded. RECREATION AREAS AND COMMON OPEN SPACE Existing building footprint to remain - 100% developed zero-lot line condition. Renton Plaza park is located adjacent to site. No additional recreation space is planned. E. BUILDING ARCHITECTURAL DESIGN 1. BUILDING CHARACTER AND MASSING Existing building mass to remain – Both ground and upper floors to receive additional glazing, providing enhanced modulation and interest. New street level entries added to Burnett Ave S will break-up previously long blank façade, additionally new siding and parapet height along portion of Burnett Ave S will provide tactile modulation, additional interest and reduce perceived mass. Existing material changes from first to second level provide human scale – proposed entry awnings will further enhance this. 2. GROUND LEVEL DETAILS New street level entries added to Burnett Ave S will break-up previously long blank façade, additionally new siding and parapet height along portion of Burnett Ave S will provide tactile modulation, additional interest and reduce perceived mass. Existing material changes from first to second level provide human scale – proposed entry awnings will further enhance this. Proposed resident entry to second level along Burnett Ave s will be located within existing entry niche and receive new awning. Three of Four entries along S 3rd St are also located within an entry niche – All frontage entries are storefront, providing an abundance of natural light as well as visual connections from both inside-out and outside-in. Sum of proposed glazing to wall for frontage facades is ~ 75.9% 3. BUILDING ROOF LINES Along with new 1x4 vertical cedar siding a portion of the Burnett Ave façade is proposed to have extended parapets, this will produce three different heights of parapet, additionally one of these portions of parapet has a projected cornice. The existing upper level concrete façade and projected cornice will remain along S 3rd St. The proposed rooftop addition is designed with a butterfly roof, however it is unlikely this new construction will be seen from street level. 4. BUILDING MATERIALS The existing building was constructed of CMU and in-situ concrete. New 1x4 vertical cedar siding is proposed along a portion of the Burnett Ave façade. The proposed rooftop addition is designed with cementitious panels, however it is unlikely this new construction will be seen from street level. All exterior cladding materials will receive new paint / stain or other protective finish per finish schedule within plan set. F. LIGHTING Both Burnett and S 3rd St recessed entry niches have multiple downlights that both illuminate the niche and flood the adjacent sidewalk area.
