Project location: Renton Technical College 3000 NE Fourth Street Zoning: Project site, CA (Commercial Arterial) Adjacent properties, RM-F (Residential, Multifamily), R-8 (Residential-8), IL (Industrial Light), CA (Commercial Arterial) Current Site Use: Higher education Proposed Use: Higher education (no change) Access: Site will use existing street access points along Monroe Avenue NE Proposed off-street improvement: None proposed Total estimated construction cost: $206,615 Estimated quantities of excavation: Less than 10 cu. yds. PROJECT DESCRIPTION The purpose of this project is to provide additional space for the reconfigured tungsten inert gas (TIG) welding instructional lab. Project scope includes a 295 sq. ft. addition and a 600 sq. ft. alteration to Building A on the Renton Technical College campus. Building A has a 29,350 sq. ft. footprint and is located within college campus. The addition will be located on the east side of Building A and will house a portion of the reconfigured TIG welding stations. The site is 323 feet from NE 4th Street and 290 feet to Monroe Avenue. The project site is within the college’s campus and is not visible from the street by pedestrians or passing traffic. The recycling and refuse containers for Building A are screened from the street by existing site walls and buildings. The site for the addition is covered with asphalt pavement. There is no landscaping or trees at the project site. No vegetation or trees will be removed. No new impervious surfaces will be added as result of the project. The total impervious surface area for the Renton Technical College campus 1,053,926 sq. ft. (74% ). Building A provides instructional area for a variety of vocational skills. Each instructional area has its own entrance and the building does not have a “front door” entrance. Construction will start once the building permit is issued and will take approximately 6 months. If the permit is issued in early July 2019 construction should be completed by January 2020. Hours of operation are anticipated to be typical construction hours – 7:00 am to 3:30 pm. No weekend work is predicted. There will minimal inconveniences so that measures to minimize dust, mud, noise, and other noxious factors will be best managed practices. The addition will consist of concrete foundation and slab-on-grade. The exterior walls will be 6-inch metal stud framing with sheathing, continuous rigid insulation, and metal panel siding. The roof will be framed with metal joist and metal roof decking. Roofing system will consist of rigid foam insulation, tapered insulation and roof drain with overflow drain. The alteration will consist of the reconfiguration of the TIG welding booths, and the mechanical and electrical systems. UTILITIES The addition will utilize and connect to the existing utilities in Building A. There are no existing underground utilities at the project’s construction site.
