Bathrooms, toilet rooms, closets, halls, storage or utility spaces and similar areas are not considered habitable spaces. Living Space: Space within a dwelling unit utilized for living, sleeping, eating, cooking, bathing, washing and sanitation purposes. SUMMARY 5: FOUNDATIONS 1.Form work and bracing for structural cast in place concrete shall be by subcontractor and meet the requirements of the drawings and industry standard. 2.All form work shall be placed in such a manner as to allow cast in place concrete to be placed on solid substrate and to allow structural support members to sit below the frost line. SUMMARY 5-1: CONCRETE FORMWORK 1.All fireplaces will be Prefabricated fireplaces and related components are to bear U.L. or ICBO (International Conference of Building Officials) seal of approval and be installed per manufacturers requirements. 2.Manufacturer's installation clearance requirements must conform to typical fireplace surround details. 3.The hearth shall where required shall comply with all manufacturers requirements. 4.Woodwork or other combustible materials shall not be placed within 6" of a fireplace opening. See climatic/geographic design criteria chart this sheet. 2.Wind importance factor, Iw, and building category. = 1.0 3.Wind exposure, if more than one wind exposure is utilized, the wind exposure and applicable wind direction shall be indicated. Primary exposure = B however, calculations are site specific. See climatic/geographic design criteria chart this sheet. 4.Topographic Effect Factor (Kzt) = 1.0 (u.n.o.) 5.Components and cladding. The design wind pressure in terms of psf to be used for the design of exterior component and cladding materials not specifically designed by the registered design professional. SUMMARY 3-4: EARTHQUAKE DESIGN DATA (1603.1.5 of IBC) the following information related to seismic loads shall be shown, regardless of whether seismic loads govern the design of the lateral-force-resisting system of the building: 1.Seismic importance factor, I , and seismic use group. = 1.0 2.Mapped spectral response accelerations S and S . S =1.5, S =0.5 3.Site class. = D 4.Spectral response coefficients S and S . S = 1.0, S =0.5 5.Seismic Design Category=D 6.Basic seismic-force-resisting system = Light framed walls with shear panels of wood structural panels, per Table 9.5.2.2. of ASCE 7-02. 7.Design base shear= 0.15 W 8.Seismic response coefficient(s), C =0.15 9.Response modification factor(s), R = 6.5 10.Analysis procedure used. = ASCE 12.8 1.Sub drainage systems to have foundation drainage of 4" ABS non-rigid perforated pipe. Footing drains shall extend around the perimeter of the house. See plot plan for site specific drainage design. Under-floor drainage system (with grade sloped to drain and surrounded in well draining material per details) to relocate water to exterior of the building. 2.Storm sewage systems shall have roof drains connected to the approved drywell infiltration trench system or approved storm drainage system. 3.Sanitary sewage system collection lines shall be 8" PVC unless cast iron is noted. SUMMARY 4-2: SEWAGE AND DRAINAGE 1.Rough grade 4" below finish grade, unless otherwise specified. 2.The grade away from foundation walls shall fall a minimum of 6 inches within the first 10 feet. Exception - Where lot lines, walls, slopes or other physical barriers prohibit 6 inches of fall within 10 feet, drains or swales shall be provided to ensure drainage way from the structure. (IRC R401.3) 3.Excavations of footings shall be kept dry before and during placement of concrete and shall be in a firm state prior to the placement of concrete. Wet sites shall be adequately drained before construction. 4.Paving shall consist of 2" asphalt, class B, over 3" crushed rock or 2" ATB. SUMMARY 4-1: EARTH WORK SUMMARY 4: SITE SUMMARY 12-1: GENERAL 1.Electrical systems to be bidder designed. 2.Regulatory requirements: refer to Summary 1: Administration. 3.Contractor to provide electrical diagramming layouts, design circuitry: follow lighting plan if provided. 4.Operating instructions, for all free standing appliances, should be on site for inspection. SUMMARY 12-2: POWER: 1.Wire and Boxes consist of 12 6A (3) Wire, GFI at damp locations, standard type low voltage. 2.Panels: Circuit breaker box fully labeled, bidder designs capacity, bidder designs circuitry. 3.For grounding, provide (1) 212" schedule 80 PVC conduit at concrete stem wall for electrical service and (1) 5 8" diameter X 8'-0" long galvanized rod for electrical grounding. 4.Provide and install smoke detectors in every sleeping room, outside each sleeping area, and on each story. Carbon Monoxide detectors shall be installed outside the immediate vicinity of sleeping areas on each story. Alarm devices shall be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the individual unit. All smoke alarms shall be listed in accordance w/ UL217 and installed in accordance with the provisions of this code and the household fire warning equipment provisions of NFPA 72. (IRC R314) Carbon Monoxide alarms shall be UL2034 compliant and installed per manufacturer's listing. (WAC R315) 5.Provide and install fire alarms per governing fire marshal. SUMMARY 9-1: GENERAL Installer of HVAC systems to design to appropriate jurisdictional requirements and function in a manner consistent with industry standards. Coordinate with materials finish selection schedule. 1.Forced Air: ·Furnace System - Design parameters specified in WSEC Chapter 3 shall apply. ·Heating and Cooling design loads for the purpose of sizing HVAC systems shall be calculated in accordance with accepted engineering practice. ·Furnace/AC shall be sized no greater than 150% of the calculated heating and cooling design loads. Max BTU per WSEC compliance form (found in separate document). 2.Duct work and insulation: All heating ducts in unconditioned spaces are to be insulated to a min. R-8. All ductwork seam joints are to be taped and sealed and fastened with a min. of (3) fasteners per joint. 3.Fans: All exhaust fan ducts in unconditioned spaces and all supply ducts in the conditioned space shall be insulated to a min. of R-4. 4.Vents: Coordinate with materials finish selection schedule. 5.Furnace air ducts, chutes, or chases in garage that pass through the living/garage common wall to upper floor must be protected by a lining not less than No. 26 gauge galvanized sheet metal. 6.Exhaust ducts shall terminate outside the building, and shall be equipped with back-draft dampers. SUMMARY 9-2: WASHINGTON STATE ENERGY CODE (WAC51-11) SUMMARY 9-3: M1507 Whole House Ventilation (WAC 51-51-1507.1-1507.3.4.4) 1.Waste and Soil: ABS plastic of sizes required for the intended purpose. Provide cast iron with compression neoprene joints per locations shown on the drawings. Provide clean outs at bends. 2.Vents: D.M.V. (UPC 906) Venting systems shall terminate no less than 3 ft above any makeup air inlet located within 10 ft from property lines. 3.Gas: Per code, verify location of appliances. 4.Water Line: For below grade, install 1-14" type K with hard solder. For above grade, install type L with soft solder. 5.Dryer Moisture Exhaust Duct: Maximum allowable exhaust duct length shall be determined by manufacturer instruction (IRC M1502.4.4.2) or Prescriptive Specified Length (IBC1502.4.4.1) 6.R-4 Min. Insulation to be installed on Hot Water service piping in unconditioned space. (WSEC 403.4.2) SUMMARY 11-1: PIPES AND FITTINGS SUMMARY 11-2: PLUMBING EQUIPMENT 1.Hot Water Heater: a.(Dual in tandem) Coordinate with owners material selection. b.Strap water heaters at points within the upper 13 and lower 13 of its vertical dimension. Lower point shall be minimum 4" above controls per UPC 507.2. c.Provide a waterproof pan of corrosion resistant materials installed beneath water heater with min 3 4"diameter drain to an approved location (UPC 507.5). d.Provide Pressure Reducing Valve, and listed expansion tank to prevent damage from thermal expansion (UPC 608.3). Thermal expansion control per IRC P2903.4 2.Hose Bib, frost proof type: Mansfield units. expansion (UPC 603.4.7). 3.Main shut off valve in garage. 4.Plumbing fixtures to be coordinated with owners material selection. 5.Individual control valves to be of the pressure balance type at showers and tub/shower combinations. No inline thermostatic valves to be used for compliance at these loc's. max temp= 120° Max. 6.Water closets and assoc. flushometer valves shall not use more than 1.6 gal/flush. 7.Water hammers required per UPC 609.10 & 609.10.1. 8.For site irrigation system, provide "T" connection in main line in garage by main shut-off valve with separate shut-off and drain valve. Backflow certification required. SUMMARY 10-1: APPLIANCES 1.Freestanding or built-in ranges shall have a vertical clearance above the cooking top of not less than 30 inches to unprotected combustible material. 2.Fuel-fired water heaters shall not be installed in a room used as a storage closet. Water heaters located in a bedroom or bathroom shall be installed in a sealed enclosure so that combustion air will not be taken from the living space. Direct vent water heaters are not required to be installed within an enclosure. (M2005.2 of IRC) 3.Operating instructions, for all free standing appliances, should be on site for inspection. SUMMARY 7-6: FIREBLOCKING AND DRAFTSTOPPING 1.Draftstopping: (per IRC R302.12) Required in any concealed floor or ceiling space whose area is more than 1000 sq. ft. It shall divide the concealed space into approximately equal areas. Draftstopping materials shall not be less than 12 inch gypsum board, 3 8" wood structural panels, 3 8" Type 2-M-W particleboard or other approved materials adequately supported. Draftstopping shall be applied parallel to the floor framing members. 2.Fireblocking: (per IRC R302.11) Fireblocking shall consist of minimum 2" nominal lumber. Refer to R602.8.1 for more approved fire blocking materials. Fireblocking shall be installed vertically at the ceiling and floor levels, horizontally at intervals not exceeding 10 feet, and at openings around vents, pipes, and ducts at ceiling and floor level. SUMMARY 7-7: FLASHING Provide approved corrosive resistant flashing (per IRC R703.4) at exterior wall envelope to prevent water entry into wall cavity or structural components. 1.Flashing at exterior windows and door openings shall extend to surface of exterior wall finish or to the water resistive barrier for subsequent drainage. 2.At intersection of chimney or other masonry construction with frame walls. 3.Under and at ends of masonry, wood or metal copings and sills. 4.Continuously above all projecting wood trim. 5.Where exterior porches, decks or stairs attach to a wall or floor assembly. 6.At wall and roof intersections. SUMMARY 13: MISCELLANEOUS 1.Provide approved numbers or addresses so that they are plainly visible & legible from street or road fronting the property (IRC R319.1) 2.Window manuf. recommended method for installation and flashing details to be provided on site. SUMMARY 13-1: GENERAL Min. Source Specific Vent. Capacity Requirements KITCHEN 100 cfm BATH/PWDR 50 cfm 20 cfm Provide whole house exhaust fan sized per the following charts according to IRC:M1508 & IMC:403: 1.Prefabricated connector plate wood roof and floor trusses shall be designed and stamped by the manufacturer in accordance with the "design specification for metal plate connected wood trusses". Design drawings and details to be available upon request. 2.See "Roof Framing Notes" on drawings. 3.Roof design, layout, loading, bracing and truss to truss connections shall be by manufacturer. 4.Field alterations of truss must be designed and stamped by manufacturer. 5.Roof trusses shall be stored on a flat, dry location and shall be covered from the elements until placement into position. 6.Where Hip sets are used and spaced at 24" O.C. install pressure blocking between lower cords, spacing equal to truss spacing, to ensure proper nailing of ceiling wallboard. Fastening to comply with Table 702.3.5 IRC. 7.Truss to truss connections and truss connections to exterior wall shall conform to the method stated by the manufacturer design details and structural details on sheets S1 & S2. 8.Truss specifications shall show compliance with IRC Section R301.5 and IRC Table R301.5 1.This cover sheet has been prepared for the convenience of the Contractor/Owner. This outline is intended to work with a material selection list. Not all items are necessarily required to complete this specific project. Coordinate with Contractor/Owner for complete listing of specifications. Within this cover sheet it will state "Coordinate with materials finish selection schedule". 2.These drawings are copyrighted. Verify all dimensions and datum's before commencing work and be responsible for their accuracy and report discrepancies and omissions to the architect immediately. 8.The Contractor/Owner is responsible for coordinating work with that of all trades to ensure proper and adequate interface of all trade works. The contractor shall be responsible for all required safety precautions and procedures required to do this work. 9.Except as specifically defined otherwise, interpretation for all definitions, abbreviations, and supplemental definitions shall follow accepted referenced standards. 10.All work within this contract shall represent that of industry standards for the respective trades in the location in which the project is built. 11.It is the responsibility of the Contractor, Owner or Agent to obtain all required inspections prior to proceeding past a required inspection. If unsure of the required inspections please contact the Building Department. 1.Fasteners and adhesives: All nails shall be wire of sizes for intended purpose. All other wood to wood connections shall be with USP connectors (or Simpson equivilant) to suit intended purpose. Simpson (or equal) holdowns and connectors shall be used for concrete to wood connections as outlined per drawings. Bolt heads, nuts, and cut washers per Division 5. Wood Fasteners noted in drawings are equivalents based on following specifications: 8d= 2-1/2" Length x 0.131" Dia. / 10d= 3" Length x 0.131" Dia. / 16d= 3-1/2" Length x 0.135" Dia. 2.Post to mat footings connection. Provide pressure treated post and positive connection to footing. 3.Refer to fastener schedule Table R602.3(1) of IRC for structural members. 4.All fasteners in contact with treated wood (nails, bolts, hangers, etc) shall be hot dip galvanized or stainless steel per IRC R317.3.1. 5.Built up vertical members shall be fastened together to act as one unit with 10d nails @ 6" o.c. U.N.O. 6.Beam to post connection shall utilize (2) Simpson LSTA16 (or equal) strap ties unless noted otherwise in framing plans. 1.Drilling and notching in studs shall meet minimum requirements of IRC R602.6. Any stud in exterior wall or bearing partition may be cut or notched to a depth not exceeding 25% of its width. Studs in non-bearing partitions may be notched to a depth not to exceed 40% of a single stud width. 2.Drilling and notching in top plate shall meet minimum requirements of IRC R602.6.1. When drilling or notching 50% of the width of the top plate, a galvanized metal tie of not less than 0.054 inches thick (16 ga.) and 1 1/2" wide shall be fastened across and to the plate at each side of opening with not less than eight 10d nails at each side or equivalent. 1.Water Heaters to be provided with separate switch for electrical, or valve for other fuel systems to permit turning off the energy supplied to service water heating systems. 2.Service Water Heaters shall meet reqm'ts of NAECA (1987 National Appliance Energy Conservation Act) and be so labeled on tank. Noncompressible R.10 pad (unheated spaces only(WSEC R403.4.3) 3.Service Water Heaters shall have temperature setting (less than or = to) 100 degrees F. 4.Showers and lavatories shall limit flow to (less than or = to 2.5 gpm). 5.Ceiling insulation baffles to maintain 1" air space above insulation, extend 6" above batt insulation, and extend 12" above loose fill insulation. 6.Wall insulation shall have face stapled batts or friction fit unlaced batts. 7.Poly vapor retarder or PVA paint(dry cup perm rating of 1 max.) (R702.7) 8.Concealed insulation shall be covered with material flame spread rated at less than 25 (ie behind shower/tub, upper floor, joist bays, dead wall spaces, etc.) (R302.10.1) 9.Floor insulation shall have one dry cup rated vapor barrier on the warm side. 10.Attic and crawl space access panels shall be insulated with moisture control insulation and weather stripped. 11.A minimum of 75% of perminantly installed lamps in lighting fixtures shall be high efficiency lamps (WSEC R404.1) 12.Six mil black polyethylene ground cover shall be lapped 12" at points and extend throughout the crawl space to foundation walls. 13.All exterior doors shall be weather stripped per WSEC R402.2.4 14.All glazing shall be certified and labeled with its U-factor by an independent agency licensed by the National Fenestration Rating Council Product Certification Program. WSEC R303.1.3 15.Blower door test affidavit and duct sealing affidavit to be completed prior to final inspection. (WSEC R402.4.1.2) 16.The Building Thermal Envelope shall meet the requirements of Sections WSEC 402.1.1 through R402.1.4 IRC:M1507.3 Whole House mechanical ventilation system shall be designed in accordance with Sections M1507.3.1 through M1507.3.7. IRC:M1507.3.2.0 & IMC:403.8.2 Installers shall provide the manufacturer's installation, operation instructions that enable manual override. IRC:M1507.3.2 #5 & IMC:403.8.2 Intermittent whole-house ventilation systems shall comply with 1507.3.2 #5.1 through #5.8. M1507.3.4 Whole house ventilation using exhaust fans. This section establishes minimum prescriptive requirements for whole-house ventilation systems using exhaust fans. A system which meets all the requirements of this section shall be deemed to satisfy the requirements for a whole-house ventilation system. IRC:M1507.4.1 & IMC:403.8.6.4 Whole House Ventilation Fans. Exhaust fans providing whole house ventilation shall have a flow rating at 0.25 inches water gauge as specified in Table M1507.3.3(1). Manufacturers' fan flow ratings determined according to HVI 916 (March 2009) or AMCA 210. IRC:M1507.4.2 & IMC:403.8.6.5 Fan Noise. Whole house fans located 4 feet or less from the interior grille shall have a sone rating of 1.0 or less measured at 0.1 inches water gauge. Manufacturer's noise ratings shall be determined as per HVI 915 (March 2009). Remotely mounted fans shall be acoustically isolated from the structural elements of the building and from attached duct work using insulated flexible duct or other approved material. IRC:M1507.3.2 & IMC:403.8.2 Controls and Operation - Comply with M1507.3.2 sections 1-5. IRC:M1507.3.4.4 & IMC:403.8.5.1 Outdoor Air Inlets. Outdoor air shall be distributed to each habitable room by individual outdoor air inlets. Inlets meeting the requirements of this section are marked at the window size callout with "FAV" indicating the "Fresh Air Vent" requirement. IMC:504.5 Make-up Air Vent. When make-up air is needed, an opening having an area not less than 100 square inches shall be provided. Intermittent operation Continuous operation 25 cfm 1.The following will apply unless shown on drawings. All wood framing details shall be of a construction that meets or exceeds the minimum standards in the IRC. All framing shall conform to the requirements of chapters 5,6,7,8 and 9 of the IRC. Minimum nailing shall conform to Table R602.3(1) of the IRC. Height and spacing of studs shall conform to Table R602.3(5) of the IRC. 2.The spacing of exterior wall studs and interior wall studs shall be 24" o.c., u.n.o. The spacing of garage wall studs shall be 16" o.c., u.n.o. 3.All lumber in contact with concrete or exposed to weather shall be pressure treated or cedar. 4.Provide both a king and a jack stud @ ea. end of header, typ., u.n.o.
