Comments and Questions
1. Has an Environmental Impact Statement been performed? If not when? If so, results?
2. Topoqraphy 1Paqe 81: The northern and eastern boundary of this proposed annexation slope
downhill 40-90% into homes and properties in King County. If the Ciry approves this
annexation and development ,who has responsibility for resolution and repair costs of any future
water runoff, mudslides, or landslides if such an event happens after land has been cleared and
trees are felled by the developer? This property forms a new boundary between the City of
Renton and King County.
3. Environmental (Paqe 91: Slide states"No wetlands in proximity". Who is responsible
for this statement? Both King County Wetlands for Honey Creek(#39) and May Creek
wetlands (#40) are approximately within 200 yards of the annexation. (See King County Water
Feartures/Subareas Map for the May Creek Basin). This property is at a high point just east of
the confluence of May Creek and Honey Creek at approximately 400 ft altitude and a part of
the Lake Washington/Ceder River Watershed between May Creek Park and Honey Creek Open
Space. King County has defined this area with a Cateqorv II rating (second highest of 4 ratings).
4. Environmental (Paqe 9): According to Map 12-1, King County Landslide Hazard Areas circa
2010, this property and others bordering Honey and May Creeks are considered within Landslide
Hazard zone subject to severe landslide risk identified in the Sensitive Areas Ordinance.
5. Public Services—Schools IPaqe 10): Has the Renton Public School District been made aware
Of this proposed annexation? Has an impact analysis of all recent homes built within this area
Been initiated? (eg: 6 new homes just built on NE 20'h and Union rezoned to R-6).
6. Rezone to R-4(Paqe 13): How are"estate-style dwellings compatible with scale and
density of surrounding area defined? Is the area considered to be within the city or county or
both? How tall can homes be? How close to property lines can they be built?
7. Renton Proposed Zoninq (Paqe 14): If this annexation is approved for R4, could the developer
request a future rezone or variance to R=6 before development before construction? What is
the process if allowed?
8. Has the developer submitted a preliminarv plat showing parcels and access routes into this
Annexation property if approved? Who is the developer on record?
