HomeMy WebLinkAboutPN_Project Narrative_190702_v1.pdfProject Narrative 5/31/2019 336 Smithers Ave S, Renton, WA 98057 R14 zoning Project name: Edwards ADU Homeowner/builder Ryan Edwards 425 319 0292 Mr.Edwards@live.com We are proposing to build an ADU in our back yard, consisting of a 781SF 2 car garage on the first floor and a 781 SF two bedroom two bath dwelling unit on the second floor. This will be used as a rental building that me and my wife, Sara Burton Edwards, will manage as we continuing to use the house as our primary residence. Access to the unit’s 2nd floor apartment will be from a staircase located in the alley. The garage on the first floor will provide parking. There is an existing greenhouse, vegetable garden and a fence that will need to be removed. A lawn will be installed in the space the greenhouse was removed from. The soils around the property drains very well, in the three years we have owned this property we have never had any water intrusion into the existing house basement. This basement’s floor is 4’ below grade. The cost will be approximately $100,000, grading of the site should be minimal and the only fill required should be the gravel base under the concrete pad. We won’t be removing any trees or large shrubs due to this project. No land will be dedicated to the City and we won’t have any job shacks or trailers used for this project. To keep the architectural character consistent with the house I plan on using the same 3’/12’ roof pitch, same craftsmen style eave brackets, the same siding spacing, and the same paint colors.
