HomeMy WebLinkAboutC_Hold_Letter_190702_v1 July 2, 2019 Tatyana Sirotinsky Quadrant Homes 15900 SE Eastgate Way Bellevue, WA 98008 SUBJECT: "On Hold" Notice Lakeview Crest Setback Variance / LUA19-000128, V-A Dear Ms. Sirotinsky: The Planning Division of the City of Renton accepted the above master application for review on June 13, 2019. During our review, staff has determined that additional information is necessary in order to proceed further. The following information will need to be submitted before September 30, 2019 so that we may continue the review of the above subject application:  Lot 3 (1106 N 39th Ct) o Per 2009 King County Surface Water Design Manual (KCSWDM) Section 4.1.2 with City of Renton Amendments, a building setback line (BSBL) from a storm drainage easement may be measured from the edge of a pipe in the easement plus two (2) feet if all of the following conditions are met: a) As-Builts showing the location of the pipe are submitted; b) A geotechnical/structure analysis demonstrates stability of the proposed structure; and c) Access for maintenance/replacement remains unobstructed. Please provide information demonstrating that the above conditions have been met.  Lot 6 (1107 N 39th Ct) o The lot contains an 8-inch (8") water main located 10 feet from the eastern property line. A minimum 10-foot building setback is required between outer edge of the water main to a building. Based on location of water main the front yard setback must be a minimum of 20.5 feet. Please submit a revised site plan that shows the location of the pipe and complies with minimum building setback requirements from a water main. At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum time for resubmittal shall be within ninety (90) days of this notice.
