The subject property is 74,052 square feet (1.7 acres), vacant, and located in Commercial and Mixed Use land use designation and Center Village zoning classification. The 12 townhomes would be located on the eastern portion of the property and encompass 31,187 square feet (0.72 acres) of the site resulting in approximately 21 units per net acre. The townhome portion of the site would be subdivided into 12 lots, a common open space tract, and a utility/access tract. Lot sizes would range from approximately 1,000 to 1,700 square feet. Access to the townhome site would be via the extension and realignment of an existing driveway located at the Glennwood Townhomes project at 1141 Glennwood Ave NE.
