Project Narrative
1. 40,059 SF gross building area (all existing), Renton Industrial, 1415 Maple Ave SW
2. Land use permits: Site plan review for change of use, construction civil permit for pavement
patching.
3. Zoning: IM – Industrial, medium
4. Current use: data center, with existing parking, truck court and building.
5. No special site features
6. No change to site drainage and very little change to impervious areas.
7. Proposed use: industrial warehouse, user TBD. No changes to existing building structure or
envelope.
8. Street access from Maple Avenue SW to remain the same.
9. No proposed off-site improvements.
10. The construction cost of the items covered specifically by this permit is $5,000.00 and includes a
new bicycle rack, parking lot striping for new stalls, and new wheelstops. Other work referred to
on the plans is under separate permits.
11. No fill or excavation to occur.
12. No trees to be removed – all existing trees to remain.
13. We are requesting the City remove the parking covenant recorded against the property in order to
provide additional parking with our proposal.
Construction Mitigation Description
Construction dates: from permit issuance until (3) months afterward
Hours & days of operation: Monday through Friday, 6am – 4pm
Transportation routes: the most direct route to highway 405
No erosion or mud should result from construction, or any significant amount of dust, traffic or noise
