The following briefly describes the application and the necessary Public Approvals. See also http://bit.ly/2JAiYdo PROJECT DESCRIPTION: The applicant is requesting Environmental (SEPA) Review in order to operate a fitness center at 2300 E Valley Rd (APN 3023059132). The subject site is 1.21 acres (52,845 sf), zoned Commercial Arterial (CA), and is within the Auto Mall Area C and Urban Design District D Overlays. The proposal is to remodel and change the use of an existing 5,800 square foot tenant space. The total area of the building is approximately 10,405 sq. ft. No expansion of the building footprint is proposed. Access would remain via two existing driveways off of East Valley Road. Critical areas including wetlands, a Type F stream, and a high seismic hazard area are mapped on the project site. The applicant has not proposed the disturbance or removal of any trees or vegetation. The applicant submitted an Environmental Checklist with the application. DATE OF APPLICATION: June 28, 2019 NOTICE OF COMPLETE APPLICATION: July 12, 2019 OPTIONAL DETERMINATION OF NON-SIGNIFICANCE (DNS): As the Lead Agency, the City of Renton has determined that significant environmental impacts are unlikely to result from the proposed project. Therefore, as permitted under the RCW 43.21C.110, the City of Renton is using the Optional DNS process to give notice that a DNS is likely to be issued. Comment periods for the project and the proposed DNS are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non-Significance (DNS). This may be the only opportunity to comment on the environmental impacts of the proposal. A 14-day appeal period will follow the issuance of the DNS.
