Modification Request: Bicycle Parking Spaces
To whom it may concern,
Please accept this letter as our justification for a Modification Request to the bicycle parking
requirements per RMC 4-4-080F.11.a, which states the following:
· (For Assisted Living) One-half (0.5) bicycle parking space per one dwelling unit.
With 73 units of Assisted Living, the code guideline above would require a total of thirty-seven
(37) bicycle parking spaces. We understand that the code was written to generally address the
needs of facilities where able-bodied individuals would need equitable access to safe spaces
to secure their bicycles. However, the very nature of Assisted Living Facilities like Chateau
Valley Center is to care for residents that are no longer physically or mentally able to
participate in the level of physical activity that would enable them to have a bicycle that would
need to be secured on-site.
We realize, however, that employees of the Chateau Valley Center may occasionally desire to
commute to work via bicycle. At our sister location, Chateau Bothell Landing, a “wave” bicycle
rack is installed that parks seven (7) bicycles. This rack has proven sufficient bicycle parking
for the (260) residential units and (154) staff members.
The Chateau Valley Center Expansion anticipates having 9 employees on-site at peak shift
change, and we propose to install a similar “wave” bicycle rack that holds six (6) bicycles
inside the parking garage and an exterior bicycle rack with a minimum of four (4) spaces.
These ten (10) spaces to secure bicycles should be more than adequate for employees and
visitors use.
The proposed bicycle parking spaces will be designed by a licensed architect and will be
installed per the approved plans by a licensed General Contractor. Please see the following
page for a diagram of the proposed locations and cutsheet of proposed rack as a basis of
design.

Installing Into Existing Sidewalk
Core holes no less than 3” diameter (4” recommended)
and 10” deep into sidewalk. Place Wave Rack into hole
making sure the rack is level. Fill hole with epoxy grout.

the surface. Make sure the rack is level and held in
place until the grout has completely set.
Installing Into a New Sidewalk
Step 1
Place corrosion resistant sleeve (min. 4” inside
diameter in sand pour bed in exact location where rack
will be installed. Make sure top of sleeve is at same
level as desired finished concrete surface. Fill sleeve
with sand to keep it in place and prevent it from filing
with concrete.
Step 2
Pour concrete and allow to cure.

Step 3
After appropriate cure time, dig out sand from
sleeves and insert racks, making sure they are
level and at appropriate height. Pour in epoxy
grout and allow to set.
Install Tip
An easy way to brace the Wave Rack while the grout
sets is to bolt two 1x4” boards together at one end
and clamp them onto the legs of the rack like a clothes
pin. Placing 2x4 blocks under the bottom curves will
help to set the correct height.

Recommended Base Material
Solid concrete is the best base material for installation. Be sure nothing is
underneath the base material that could be damaged by drilling.
Step 1
Place the rack in the desired location. Use a marker or
pencil to outline the holes of the flange onto the base
material.
Step 3
Use washers to level rack if necessary.
Step 2
Drill the holes. Make sure the holes are at least 3” away
from any cracks in the base material.
Step 4
Tap in anchors.

PART 1 GENERAL
1.1 Summary

1.2 Quality Assurance
• Installer Qualifications: An experienced installer
who has completed installation of bicycle racks
similar in material, design, and extent to that
indicated for this project and whose work
has resulted in construction with a record of
successful in-service performance.
• Manufacturer Qualifications: A firm
experienced in manufacturing bicycle racks
similar to those required for this project
and with a record of successful in-service
performance.
• Source Limitations: Obtain each color, finish,
shape and type of bicycle rack from a single
source with resources to provide components
of consistent quality in appearance and physical
properties.
• Product Options: Drawings indicate size, shape
and dimensional requirements of bicycle racks
and are based on the specific system indicated.
1.3 Submittals
• Product Data: Include physical characteristics
such as shape, dimensions, bicycle parking
capacity and finish for each bicycle rack.
• Shop Drawings: Show installation details for
each bicycle rack.
• Samples for Verification: Submit finish samples
for review and verification.
• Maintenance Data: For each bicycle rack.
1. Include recommended methods
for repairing damage to the finish.
1.4 Delivery, Storage and Handling
• Upon delivery, before signing for shipment,
inspect for any damages and notate on the
Bill-of-Lading (B.O.L).
• Store bicycle racks in original undamaged
packages and containers until ready for
installation
• Handle bicycle racks with sufficient care to
prevent any scratches or damage to the finish.

rack doesn’t pull out after the concrete cures.

2.3 Finishes

2.4 Wave Bike Rack
• Space Use
1. Bikes will be locked perpendicular to
the Wave bike rack as shown in the
installation diagrams. When bikes are
locked to it, the Wave Rack will use
approximately the amount of space
listed in the installation diagrams
2. To ensure that the Wave bike rack is
convenient and safe for bicyclists, use the
minimum space use configurations when
installing a Wave bike rack next to a wall
or street, or if installing several Wave bike
racks next to each other.
• Setbacks
1. Wall Setback: A minimum setback of
24” should be left between the wall
and the rack. The recommended
setback is 36”.
2. Street Setback: For racks running
parallel to the street, a 96” setback
is recommended. For racks installed
perpendicular to the street a 24”
setback is the minimum setback
distance between the street and the
rack. The recommended setback is 36”.
PART 3 EXECUTION
3.1 installation
• In-ground mount – embedded into concrete.
• Surface mount – mounted to the surface.
• It is the responsibility of the installer to ensure
that all base materials into which the rack
will be installed can support the rack and will
not be damaged by any required installation
procedures.
• Generally the surface mounted bike rack is
less expensive to install and easier to remove
than the inground mount bike rack while still
maintaining the same degree of security.

sure the mounting type and finish are indicated.

Wave Style Bike Rack
WARRANTY:
All Bike Rack Company products are warranted to the original purchaser for a period of one year from the date
of original invoice, to be free from factory defects in workmanship or materials. During this warranty period
Bike Rack Company may repair or replace merchandise proven to be defective due to faulty manufacture. Such
repairs and service will be made FOB factory with no allowance for transport or handling costs. This warranty
does not apply to damage resulting from: accident, misuse, abuse, alteration or negligence. Bike Rack Company
will not be liable for any loss, injury or damage to persons or property after merchandise has been received,
inspected and found to be in good condition and meets the customer’s specifications. Bike Rack Company
will not be liable for additional charges sustained by the customer as a result of installation or usage. Bike
Rack Company is not liable for stolen goods. It is advised under warranty that all Bike Rack Company products
should be permanently affixed to the ground upon installation to prevent degradation of protective coatings on
the products.
MAINTENANCE:
The purchaser is cautioned that proper maintenance is necessary to insure long-term durability and customer
satisfaction. Any product found to be damaged or defective should be taken out of service. Some products in
an exterior application, depending on exposure to the elements, require recoating. The frequency will depend
upon the application.
RETURNED MERCHANDISE:
Defective merchandise may only be returned with written permission from Bike Rack Company factory. All
merchandise must be returned prepaid within (4) weeks of delivery, UPS when possible. Upon inspection,
determination will be made and the goods will be returned or replaced. Defective merchandise will be
replaced at no cost to the original purchaser and all freight will be paid by Bike Rack Company.
