2. City of Renton shall have the right to ingress and egress �ver those portions of the Praperty
necessary to perform inspections of th� storr�water facilities and Bf4//IPs and condt�ct
mai�tenance activities 5pecified in thes �eclar�tion of Cove�ant and in accordance vvith the
Rent�n Nlu�icip�l Cade. City of R�ntc�n shafl pro�oide �t least thirty(30) days' written notice tc�
the Owners that entry on the Property is planned for the inspection of drainage facilities. After
th� thirty (30) days,the Ovvners shall allc�w the City of R�n#on to enter for the sole purp�se of
inspectir�g drainage faci6dti�s. In lieu of inspe�tivn by the City, the ��nrr�ers may �lect to en�age
a licens�d civil en�ineer re�istered in th� state �f Washin�tan who has�xpertise in drainage ta
inspect the drainage facilities and provid� a vvritt�� repc�rt describing their condition. If th�
engineer optic�n is chosen,th�t�rnener�shall provid�wrBtterr n�tice to the City off Rentor� �uithin
fditeen (15)days c�f receiving the City's rtatice of ir�spec#ion.�Nithin thirty(3p� days of givin�this
natice, the Owners, or eo��ine�r t�n behalf of th� Uwners, shall provide the engineer°s repor#to

3. If Ci#y of Renton determines fr�m its inspectior�, or from an er��ineer"s repart provided in
�ccordanc� with Para�raph 2, that main#enanc�, repair, rest�rat�on, and/or rnitigation wark is
required tc► be done to �ny�f the drainage facilities, City of Rentan shall notify the Ovuners of
the specific maint�nance, repair, r�storation, and/or r�itigatlon work ("VVork'°) required
pursuant to th� Rentan Nlunicipa! Code. The �ity shall also s�et a reasonable deadline f�r th�
Gwners ta cortiplet� the Wark, or to pr�vide an engir�eer`s rep�rt that verifies carripletion of
the V1/�rk. After the deadline has passed, the Owners shall �Ilow the City access t� re-inspect
the drai�age faciGti�s unless an �ngineer's report has b�en provided verifying completion of
the Work. If the INark 6s not completed rrvithin the time frame set by the City, �he City rriay

MAINTENANCE INSTRUCTIONS FOR BASIC DISPERSION
Your yroyerty contains an on-site BMP (best management Yractice) called"basic dispersion,"which
was installed to mitigate the stormwater quantity and quality impacts of some or all of the impervious
surfaces or non-native pervious surfaces on your property.
Basic dispersion is a strategy far utilizing any available capacity of onsite vegetated areas to retain,
absorb, and filter the runoff from developed surfaces. This on-site BMP has two primary components
that must be maintained:
(1) The devices that disperse runoff from the developed surfaces and
(2) The vegetated area over which runoff is dispersed.
Dispersion Devices
The dispersion devices used on your property include the following as indicated on the site
plan(CHECK THE BOX(ES) THAT APPLY):

MAINTENANCE RESTRICTIONS
The size,placement, composition, and downstream flowpaths of these devices as depicted by the site
plan and design details must be maintained and may not be changed without written approval from the
City of Renton or through a future development permit from the City of Renton.
INSPECTION FREQUENCY AND MAINTENANCE GUIDELINES
This on-site BMP has two primary components that must be maintained per Appendix A of the City of
Renton's Surface Water Design Manual:
(1) The devices that disperse runoff from the developed surfaces and
(2) The vegetated flowpath area over which runoff is dispersed.
Maintenance of Dispersion Devices
• Dispersion devices must be inspected annually and after major storm events to identify and
repair any physical defects.
• When native soil is exposed or erosion channels are present, the sources of the erosion or
concentrated flow need to be identified and mitigated.
• Concentrated flow can be mitigated by leveling the edge of the pervious area and/or realigning
or replenishing the rocks in the dispersion device, such as in rock pads and gravel filled
trenches.
Maintenance of Vegetated Flowpaths
• The vegetated area over which runoff is dispersed must be maintained in good condition free
of bare spots and obstructions that would concentrate flows_
