County Rec.No.20040923900007,Records of King County,Washington;TOGETHER WITH Lots 15 and 16 of
Honey Crest,as Recorded in Volume 214 of Plats,Pages 1 through 5, inclusive,Records of King County,
Washington, Situate in the SW 1/4 of NW 1/4 Sec. 10,TWP 23N,R 5E WM,City of Renton,King County,
Washington
Whereas the Grantor(s),Owner(s)of said described property,desire to improve the following restrictive covenants running with
the land as to use,present and future,of the above described real property.
NOW,THEREFORE,the aforesaid Owner(s)hereby establish,grant and impose restrictions and covenants running with the land
hereto attached described with respect to the use by the undersigned,his successors,heirs and assigns as follows:
Installation of Improvements: The owner(s)of the above described property,their successors,heirs and assigns,hereby agree
and covenant to:
Plant and maintain two ornamental trees,within the front yard setback,per new lot. The trees shall be planted prior to final
building permit inspection. The minimum size shall be 1 '/2 inch caliper for deciduous trees or 6-8 feet in height for conifer trees.
Duration: These covenants shall run with the land in perpetuity.
Any violation or breach of these restrictive covenants may be enforced by proper legal procedures in the Superior Court of King
County by either the City of Renton or any property owners adjoining subject property who are adversely affected by said breach.
