with the land hereto attached described with respect to the use by the undersigned,his successors,heirs,and assigns
as follows:
Development Distance: The owner(s)of the above described property,their successors,heirs and assigns,hereby
agree and covenant to maintain a distance between the rear exterior building wall of the existing home,addressed as
1413 Shattcuk Ave S,on Lot 1 be a minimum distance of 25 feet from the building wall of the residence on Lot 2.
The owner(s)futher agree that in the event of the demolition or removal of the exisiting residence of Lot 1,at the time
of short plating,the new home will be built in compliance with all development regulations of the underlying zoning
designation. This covenant is a condition in accordance with the City of Renton Variance LUA-04-089.
Duration: These covenants shall run with the land. Any violation or breach of these restrictive covenants may be
enforced by proper legal procedures in the Superior Court of King County by either the City of Renton or any property
owners adjoining subject property who are adversely affected by said breach.
