THE PLAT OF MAPLEWOOD ESTATES PHASE 2
THIS DECLARATION, made this Om, day of /VO✓/iyBe , 20 D2, by BURNSTEAD
CONSTRUCTION COMPANY, a Washington Corporation,hereinafter called"Developer",
WITNESSETH
WHEREAS, the Declarant's predecessor has previously executed and filed a certain
Declaration of Covenants and Restrictions which is recorded under Auditor's File No.
20020213001278 records of King County,Washington, and
WHEREAS, Article II, Section 2a thereof permits annexation of contiguous division plats
with approval in writing by the Board of Directors of the Maplewood Estates Association, and
whereas the Board of Directors of the Maplewood Estates Association by their signature hereon have
approved in writing the addition of the Plat of Maplewood Estates Phase 2.
THEREFORE, the Declarant declares that The Plat of Maplewood Estates Phase 2, as
recorded in volume w a of Plats, pages 93 through 9'3 , records of King County, Washington,
under auditor's recording number Ja /,.zlc o©cse,c,r , shall be subject to the Declaration of
Covenants and Restrictions for the Plat of Maplewood Estates, Phase I as recorded under Auditor's
file and additionally these Covenants and Restrictions.

The private utility and access easement shown across lot 9 is to the benefit of lot 10. The owners of
C) lots 9 and 10 are hereby equally responsible for the maintenance of said private utility and access

The private utility and access easement shown across lots 33, 34 and 35 is to the benefit of lots 34 and
CNI 35. The owners of lots 33, 34 and 35 are hereby equally responsible for the maintenance of said

51 through 53. The owners of said benefited lots are hereby equallyresponsible for the maintenance of
said private utility and access facilities serving their respective lots.
The landscape easements shown across lots 75, 87 and 88 are to the benefit of the Maplewood Estates
Phase 1 Homeowners Association. Said Association is hereby responsible for the maintenance of the
landscape facilities within said easements.
The private utility and access easement shown across lot 96 is to the benefit of lot 95. The owners of
lots 95 and 96 are hereby equally responsible for the maintenance of said private utility and access
facilities serving their respective lots.
An easement is hereby reserved for and granted to the owners of lots 1 through 116 and Tracts A, B, C
and D under and upon the exterior 10 feet, parallel with and adjoining the public street frontage of said
lots and tracts for private storm drainage. The owners of said lots and tracts are hereby responsible for
the maintenance of their respective facilities, if any within said easement.
The 10 foot wide trail easement shown across tract C, is to the benefit of the City of Renton. The City
of Renton is hereby responsible for the maintenance of the trail facilities within said easement; and
WHEREAS, Article III, Section 5,has been amended to add the following;
Tracts A, B and C are hereby granted and conveyed to the Maplewood Estates Homeowners
Association for wetlands and open spaces. Said Association is hereby responsible for the maintenance
of the wetlands and open spaces within said tracts.
Tract D is hereby granted and conveyed to the Maplewood Estates Homeowners Association for entry
landscaping and monument facilities. Said Association is hereby responsible for the maintenance of
said facilities within said tract,
